Majestic Realty Co. and Salt River Pima-Maricopa Indian Community Sign 99-Year Ground Lease for Scottsdale-Area Industrial Project

Majestic Realty Co. and the Salt River Pima-Maricopa Indian Community (SRPMIC) have announced a 99-year ground lease agreement that will serve as the foundation for a new Class-A light industrial development on tribal land near Scottsdale, Arizona, the companies said July 7.

The agreement represents Majestic Realty Co.'s first ground lease with a tribal community in the United States. The partnership also involves certain Allotted Landowners of land within the SRPMIC. Financial terms were not disclosed.

Project Details and Site Location

The 59-acre site is located at the northeast corner of North Pima Road and East McDonald Drive, with access to the Loop 101 (Pima Freeway). The project is currently in the planning and predevelopment phase, with a groundbreaking anticipated in 2027.

The development is expected to feature up to eight Class-A light industrial buildings totaling just under one million square feet. Individual building sizes are planned at up to 200,000 square feet, divisible to approximately 20,000 square feet, offering flexibility for a range of tenant sizes. Each building is planned to include dock-high doors and modern amenities and safety features.

The companies described the project as a "first-of-its-kind" light industrial development within the SRPMIC, designed to support tenant uses and employment categories not previously available within the Community.

Partnership Structure and Community Involvement

The agreement was the result of a multi-year process involving leadership from both organizations. On the Majestic Realty Co. side, the partnership was led by Brett Tremaine, Tanner Tremaine, Thomas Simmons and Brandon Kline. On the SRPMIC side, the effort included the Community Council, Allotted Landowners and SRPMIC staff.
