WALTERBORO, S.C.Marcus & Millichap has arranged the $9,462,000 sale of a newly constructed 7-Eleven travel center at 101 Joseph Flowers Road in Walterboro, South Carolina, the firm announced Aug. 6, 2026.

Deal Details and Property Profile

The property is a 4,824-square-foot building situated on eight acres near Interstate 95, with frontage on State Road S-15-34. Completed in 2026, the site is occupied by 7-Eleven and a CAT Scale weigh station. The transaction price implies approximately $1,962 per square foot based on the building's rentable area. No cap rate or financing terms were disclosed in connection with the sale.

Haris Hanifi, associate director investments in Marcus & Millichap's Washington, D.C. office, and Robert Filley, senior managing director investments, represented the buyer. Benjamin Yelm served as the firm's broker of record in South Carolina.

Exchange Strategy Drives Acquisition

"This acquisition was part of a larger exchange strategy that moved our client out of management intensive industrial holdings and into long term, credit tenant net lease assets," Hanifi said. "A brand new 7-Eleven travel center at Interstate 95 was exactly the kind of durable, passive income our client was targeting."

The buyer's rationale reflects a broader preference among investors for newer, credit-backed retail fuel assets along high-traffic travel routes, where demand is tied to highway traffic rather than local discretionary spending. The acquisition repositioned capital out of operationally intensive industrial properties and into a stabilized net-lease holding with a long-duration tenant in place.

"Newly built convenience and fuel assets on major interstate corridors remain among the most sought-after net lease investments in the country," Filley added. "The 2026 construction, eight-acre site and CAT Scale component made this a standout opportunity, and we were pleased to secure it in a competitive environment."

New Construction on an Interstate Corridor

The acquisition of a ground-up travel center rather than a repositioned or renovated asset reflects the site's new-build status and its location on a major logistics and travel route. New-build single-tenant net-lease properties on interstate corridors typically combine new construction, interstate visibility and access, and a credit-tenant profile — all present in this transaction.

The property's CAT Scale weigh station adds a service component oriented toward commercial trucking traffic along the I-95 corridor.
