Transaction Details

NAI Capital's market report identifies Marmon Keystone Corporation as the seller and Phenix Truck Bodies and Equipment as the buyer of the industrial complex. The property's street address, number of buildings, year built, occupancy at the time of sale, and financing terms associated with the acquisition were not disclosed in the report.

At $127 per square foot, the transaction provides a data point for Los Angeles County industrial pricing at a time when average sale prices across the market have declined. According to NAI Capital, average industrial pricing in Los Angeles County fell 9.5% quarter over quarter and 17.5% year over year in the most recently tracked period.

Los Angeles Industrial Market Context

NAI Capital's second-quarter 2026 outlook describes a Los Angeles County industrial market in which leasing activity is recovering while pricing continues to soften. Leasing rose 8.9% quarter over quarter and 18.5% year over year in the first quarter of 2026, the firm reported. At the same time, asking rents declined 0.7% quarter over quarter and 4.9% year over year. NAI Capital attributes this trend to lingering oversupply, though the firm notes clearer signs of stabilization are emerging.

On the construction side, new supply ticked up 2.7% quarter over quarter, though total supply remains 28.1% below first-quarter 2025 levels, according to the report.

Sales Volume and Pricing Trends

Sales volume in the Los Angeles County industrial market increased 19.2% quarter over quarter but remained 15.5% below first-quarter 2025 levels, NAI Capital reported. The firm noted that rising volume alongside falling average pricing suggests buyers are capitalizing on lower valuations heading into the second half of 2026.
