Matthews Real Estate Investment Services Completes $7M Sale of Two Medical Outpatient Buildings in Georgia
TUCKER, GA — Matthews Real Estate Investment Services, a commercial real estate investment services and technology firm, has completed the $7 million sale of two adjacent medical outpatient buildings at 1468 Montreal Road in Tucker, Georgia, the firm announced.
The transaction ranked as the third-highest sale price for a medical office property in the Northlake/Lavista submarket within the past year, according to Matthews. The deal closed ahead of schedule.
Property and Transaction Details
The approximately 18,972-square-foot medical office property comprises two adjacent outpatient buildings leased to Atlanta Heart Specialists and Physio Physical Therapy under a modified NNN lease structure. The asset is situated within a dense healthcare corridor in the Atlanta metropolitan statistical area, with direct access to Interstate 285 and proximity to multiple major medical anchors, including several Emory hospitals.
Matthews Vice President and Associate Director Ryan Burke, along with Senior Vice Presidents and Senior Directors Michael Moreno and Rahul Chhajed, represented the seller in the transaction. The buyer, Maple Street Management, acquired the property to satisfy a 1031 exchange while gaining exposure to healthcare real estate within the Atlanta MSA.
Strategic Context Behind the Sale
The seller brought the property to market as part of a broader long-term exit strategy following the sale of their medical practice. According to Matthews, the timing was designed to capitalize on the asset's strong rent roll and favorable underwriting conditions. The firm noted that it drew on a relationship with ownership spanning more than five years, leveraging its healthcare product specialization and understanding of physician owner-user dynamics to generate investor interest and secure the first buyer to go under contract.
During the transaction process, the Matthews team navigated the transition from in-house management to third-party property management, working through longstanding operational routines and ownership-specific processes to keep the deal on track.
