Modern Wealth Signs 24,526-Square-Foot Lease at Scottsdale's SkySong, Joining Flare and Upward Architects in Campus Expansion

SCOTTSDALE, Ariz. — Modern Wealth has signed a 24,526-square-foot office lease at SkySong 5, occupying the entire sixth floor of the six-story, 154,350-square-foot building at 1465 N. Scottsdale Rd. as its new Arizona headquarters, Plaza Companies announced Sept. 10, 2026.

The lease, brokered on behalf of Modern Wealth by Bryce Terveen of Colliers, follows the firm's September 2025 acquisition of Mesa-based Public Safety Financial/Galloway, a wealth management business founded by Mike Galloway, a Marine Corps veteran and former police lieutenant, that had built a $1.1 billion advisory practice serving more than 3,000 clients, including police officers, firefighters, government employees and their families.

The acquisition marked Modern Wealth's entry into Arizona and established the Phoenix area as one of the firm's Organic Growth Hubs — platforms designed to support recruiting, business development and national expansion. Modern Wealth, which was founded by former United Capital executives including President and Co-Founder Jason Gordo, surpassed $10 billion in assets under management during 2025.

Modern Wealth Establishes Arizona Flagship at SkySong 5

Rather than a straightforward office relocation, the SkySong lease represents an expansion of Modern Wealth's Arizona footprint in the wake of the Galloway transaction. The company will consolidate its enlarged Arizona operation on the top floor of SkySong 5, which sits within the 42-acre SkySong, The ASU Scottsdale Innovation Center campus.

Plaza Companies serves as master developer of SkySong in partnership with ASU's University Realty, the City of Scottsdale and Holualoa Companies. The Coppola Cheney Group of Lee & Associates handles leasing for the campus.

Upward Architects and Flare Add to SkySong Leasing Activity

Two additional transactions round out the latest wave of leasing at the campus. Upward Architects, a workplace and commercial design firm, signed a lease for 5,188 square feet in a speculative suite in SkySong 2 while the space was still under construction. The company was represented by Matt Nebeker of Lee & Associates.

Flare, a legal technology company that develops software for law firms and legal professionals, expanded its existing presence at SkySong with an additional 3,054 square feet in SkySong 5. Headquartered in San Diego with offices in New York and Tel Aviv, Flare was represented by Shane Poppen and Jeffrey Jackson of Savills.

Together, the three transactions account for approximately 33,000 square feet of new and expanded occupancy at SkySong.

"We are seeing both sides of the market right now," Harper said. "Companies like Modern Wealth and Upward Architects are choosing SkySong because of what the campus offers, while existing tenants like Flare are expanding because they see the value of continuing to grow here. That combination is a very positive indicator for the project."

Market Context: Phoenix Office Demand Concentrating in Premium Product

The Phoenix office market recorded overall vacancy of 23.3% in the second quarter of 2026, an improvement of 100 basis points year over year, with average asking rents of $32.30 per square foot, up 3.4% over the same period. Scottsdale submarkets have generally outperformed the metro average: Central Scottsdale posted vacancy of 18.2% with asking rents of $33.25 per square foot, while the Scottsdale Airpark submarket reported vacancy of 14.9% and asking rents of $34.96 per square foot in the second quarter.

The SkySong leasing activity follows other recent transactions at the campus, including a 20,869-square-foot lease with the Arizona Builders Alliance and additional activity from tenants including ASU, Berkadia and Limelight Networks. The campus's current tenant mix spans financial services, legal technology, architecture and professional services.

Plaza Companies noted that the recent deals reflect both new tenants selecting SkySong as a market-entry location and existing tenants deepening their commitment — a dynamic the firm said it views as a positive signal for the campus's trajectory.

SkySong is one of nine Innovation Zones Arizona State University operates across the Phoenix Valley. Companies located at the campus have access to ASU's research, faculty and talent networks.
