Plaza Companies and Fayth Hospitality Group to Break Ground on 257-Room Dual-Brand Hilton Hotel in North Phoenix

Plaza Companies and Fayth Hospitality Group will break ground on Hotel Six Four, Mayo Blvd, a six-story, 257-room dual-brand Hilton hotel at the southeast corner of North 64th Street and East Mayo Boulevard in North Phoenix, the firms announced Oct. 28. Sharon Harper, chairman and CEO of Plaza Companies, and Fayth Hospitality Group partners Greg Fay and Randy Churchey are leading the development.

The hotel will combine Tapestry Collection by Hilton, a boutique lifestyle brand, with Homewood Suites by Hilton, an extended-stay brand, under one roof. The project includes 133 Tapestry Collection rooms and 124 Homewood Suites rooms.

Hotel Six Four, Mayo Blvd: Project Details

The site is located in Phoenix, Arizona 85054, in a corridor along Loop 101 that spans North Phoenix and neighboring North Scottsdale. The Tapestry Collection portion will feature a locally inspired design rooted in the Sonoran Desert, while the Homewood Suites portion will offer extended-stay accommodations with kitchens and living areas.

A first-floor restaurant and bar operated by New York-based Renwick Hospitality Group will offer indoor, outdoor and private dining for hotel guests and the surrounding community. Other amenities include a pool, gym and meeting space.

Mayse & Associates is serving as architect, Flick Mars is providing interior design, and EBCO General Contractor is the general contractor.

Proximity to Mayo Clinic and Phoenix Healthcare Anchors

The hotel will be less than one mile from Mayo Clinic's Phoenix campus and near the new Brooks Rehabilitation Hospital, ASU's Health Futures Center and the developing Discovery Oasis biotechnology campus. The dual-brand format is intended to serve medical visitors, caregivers and family members as well as corporate and leisure travelers.

"This project is about much more than adding hotel rooms," said Harper, chairman and CEO of Plaza Companies. "We are developing a hospitality destination in a remarkable location — less than a mile from healthcare centers, major corporate employers and some of the Valley's best dining, shopping and recreational opportunities. It is a location that can serve medical visitors and their families, business travelers and people coming to North Phoenix simply to enjoy everything the area has to offer."

Richard Gray, M.D., CEO of Mayo Clinic in Arizona, said the clinic cares for patients who travel to Phoenix from across the country and around the world, often accompanied by family members and caregivers. "As Mayo Clinic continues to grow in Arizona, so does the need for services that support those traveling here for care," Gray said. "Convenient lodging, dining and other nearby services is an important part of supporting those patients and families while they are away from home."

North Phoenix Employment Corridor

The Loop 101 corridor in North Phoenix and North Scottsdale has emerged as a center for corporate headquarters, healthcare, technology and mixed-use development. American Express, Axon and Republic Services are among the major employers with a significant presence there, while Sprouts Farmers Market is expanding its corporate footprint at City North. Continued investment in Desert Ridge, City North and surrounding communities is bringing additional offices, restaurants and retail to the area.

New luxury condominiums, townhomes and Class-A multifamily housing are bringing thousands of additional residents to the area, transforming 64th Street and Mayo Boulevard into a live-work-play destination, according to the announcement.

"North Phoenix continues to attract significant investment in healthcare, business, housing and hospitality, creating new opportunities for residents and strengthening Phoenix's economy," Phoenix Mayor Kate Gallego said. "Hotel Six Four, Mayo Blvd is a great example of the private investment helping transform this part of our city into a dynamic destination for visitors, businesses and residents."

Plaza Companies and Fayth Hospitality Group Partnership

Plaza Companies and Fayth Hospitality previously partnered on the dual-branded Tru by Hilton and Home2 Suites by Hilton at Park Central. "We've seen firsthand how the right hotel can become an important part of a larger commercial and healthcare ecosystem," Harper said. "That's exactly what we see happening here. Hotel Six Four, Mayo Blvd will provide a place to stay, but it will also become an amenity for Mayo Clinic, Brooks Rehabilitation, the area's businesses and the growing residential community."

Based in Peoria, Arizona, with locations in Phoenix, Scottsdale and Tucson, Plaza Companies is a full-service real estate development and management firm specializing in medical office and commercial office properties, technology and bioscience facilities, mixed-use developments, hospitality and senior housing communities. Founded in 1982, the firm has developed, leased or managed more than 14 million square feet of property across the greater Phoenix area, with assets valued at more than $1 billion.

Fayth Hospitality Group, helmed by partners Fay and Churchey, launched in 2018 as a hotel investment company focused on select and compact full-service hotels in popular and emerging markets. In addition to the Home2 Suites/Tru by Hilton hotel in Phoenix, the company opened a dual-brand Hampton Inn/Home2 Suites by Hilton hotel in downtown Tucson in August 2021.

Phoenix Hotel Market Context

The project enters a Phoenix lodging market with substantial new supply. Lodging Econometrics data counted 115 projects totaling 16,136 rooms in the metropolitan pipeline as of the second quarter of 2026, including 26 hotels and 3,615 rooms expected to open during 2026. Existing inventory is roughly 73,000 to 75,000 rooms, with trailing occupancy near 66%, average daily rate of approximately $172 and revenue per available room of approximately $115 through late 2025.

Near-term operating metrics have softened. September 2026 Phoenix occupancy was 62.3%, down 2.4% year over year, while average daily rate fell 1.4% to $141.94 and RevPAR declined 3.8% to $88.45. North Phoenix and the area around Phoenix Sky Harbor experienced some of the market's sharpest demand declines as new supply entered the market.

Against that backdrop, Hotel Six Four's positioning near Mayo Clinic, major employers and a growing life-sciences cluster gives it a more specialized demand base than a conventional limited-service hotel, though the 257-room addition will enter a market where new inventory may restrain occupancy and pricing in the short term.
