Molto Properties Secures Associated Bank Construction Loan for Canal Pointe Industrial Park Phase II in Canal Winchester
Molto Properties has secured a construction loan from Associated Bank to finance Canal Pointe Industrial Park Phase II, a 210,748-square-foot speculative Class-A industrial distribution facility at 7550 Robinett Way in Canal Winchester, Ohio, approximately 15 miles southeast of downtown Columbus.
Deal and Property Details
The project is situated on a 23.67-acre site at the northeast corner of Bowen Road and Robinett Way. The building is designed to accommodate either a two-tenant configuration of roughly 100,000 square feet each or a single full-building user. Physical specifications include 32-foot clear heights and four drive-in bays, with shell completion targeted for early 2027.
The financing marks the 11th completed project between Molto Properties and Associated Bank, reflecting an established repeat sponsor-lender relationship. The loan was made to a Molto affiliate for the development, which is being pursued on a speculative basis.
Phase I Leasing Performance Provides Context
Canal Pointe Industrial Park Phase II is Molto Properties' third speculative industrial development in Canal Winchester, following Phase I, an 825,322-square-foot project across two buildings completed in September 2023.
Phase I's two buildings leased up to a roster of logistics and distribution tenants. Building A, at approximately 450,696 square feet at 7585 Robinett Way, was fully leased to DB Schenker — now a subsidiary of DSV — as a single-tenant facility. Building B, spanning approximately 374,626 square feet at 7697 Robinett Way, was leased in two transactions: a 153,310-square-foot lease to Distributor Wire & Cable in early 2025, followed by a 221,316-square-foot lease to DSV in November 2025, bringing the two-building Phase I project to 100% occupancy.
The full lease-up of Phase I, anchored by major third-party logistics operators, preceded Molto's decision to move forward with Phase II financing.
Site and Location
The Phase II parcel was rezoned from Low Density Residential to Limited Manufacturing prior to development, reflecting local planning support for industrial expansion along the US-33 corridor in Canal Winchester. The site is less than 20 minutes from Rickenbacker International Airport, a major air-cargo hub, and provides access to interstates I-270 and I-70, positioning the park as a regional distribution node serving Columbus and broader Midwest logistics corridors.
The tenant profile at Phase I — dominated by third-party logistics firms and regional distributors — illustrates the demand profile Molto is targeting with the Phase II building, which at roughly 100,000 to 210,000 square feet is sized for 3PLs, light manufacturers, and regional distributors.
Market and Strategic Context
Columbus has emerged as a significant inland distribution hub, supported by e-commerce fulfillment demand, 3PL consolidation, and the region's highway and air-cargo infrastructure. The concentration of DSV and DB Schenker activity at Canal Pointe Industrial Park Phase I reflects broader trends of large logistics operators aggregating operations in modern, freeway-served facilities near major air-cargo infrastructure.
For Molto Properties, Canal Pointe Industrial Park Phase II represents a continuation of a speculative development strategy in a submarket where Phase I's lease-up demonstrated tenant demand for Class-A industrial space. Associated Bank's continued participation as construction lender marks the 11th project completed between the two firms.
Canal Pointe Industrial Park Phase II is expected to deliver its shell in early 2027.
