FOREST PARK, Ill. — Aug. 6, 2026Newmark has arranged a long-term, full-building industrial lease totaling 150,316 square feet for Dynamic Manufacturing at 7801 Industrial Drive in Forest Park, Illinois. First Industrial Realty Trust, Inc. is the landlord. Full operations at the facility are expected to commence in February 2027.

Newmark Senior Managing Director Corey Chase represented the tenant in the lease negotiations. The transaction gives Dynamic Manufacturing a dedicated facility for industrial warehousing, electrification, and manufacturing operations, providing the company with additional warehouse capacity to support an expanding business line.

Property Details and Building Specifications

The single-building property sits on 5.07 acres and includes 4,509 square feet of dedicated office space. The warehouse features 24-foot clear heights, six interior loading docks, one drive-in door, and parking for 120 vehicles. The building is fully air-conditioned, and a new ESFR sprinkler system is planned as part of the occupancy.

The building's air conditioning and the planned ESFR sprinkler installation were cited as key factors in Dynamic Manufacturing's decision to lease the property, reflecting operational requirements of manufacturing and electrification users beyond those of standard distribution tenants.

Located approximately 10 miles west of downtown Chicago, 7801 Industrial Drive offers immediate access to Interstates 290 and 294, providing connectivity throughout the Chicago metropolitan area and to regional transportation networks. The infill location gives tenants access to a broad labor pool and proximity to major manufacturing, distribution, and logistics corridors across the Midwest.

The transaction comes against a backdrop of strengthening fundamentals in Chicago's industrial market. Newmark Research reported that the Chicago industrial market recorded 6.6 million square feet of net absorption through the first half of 2026, already surpassing the market's total net absorption for all of 2025. Industrial leasing activity reached 16.4 million square feet in the second quarter of 2026, up 23.1% year over year, while vacancy declined to 5.1%.

Those figures reflect sustained tenant demand and improving market conditions across the Chicago metro area. Vacancy at 5.1% represents a relatively tight market, a dynamic that can increase competition among tenants for well-located, functionally suitable buildings.

The Forest Park deal also illustrates ongoing demand from manufacturing-oriented tenants, not just e-commerce or general distribution users. Dynamic Manufacturing's requirements — air conditioning, upgraded fire suppression, dock access, and an infill location with labor availability — reflect a category of industrial occupier that places particular value on building quality and operational fit.
