Newmark Arranges 62,000-Square-Foot Industrial Lease for Pink Sparrow in Long Island City
Newmark has arranged a 62,000-square-foot long-term industrial lease at 30-10 Review Avenue in Long Island City, Queens, on behalf of Pink Sparrow, an experiential design and fabrication company. The transaction, announced June 23, 2026, relocates Pink Sparrow's New York headquarters from Greenpoint, Brooklyn, to a larger industrial facility in Queens, according to the firm.
Deal Details and Brokerage
Newmark Managing Director Ryan Gessin and Associate Drew Wiley represented Pink Sparrow in lease negotiations. Paul Yuras and Paul Cianciaruso of DY Realty Group represented the building's ownership. Financial terms of the lease were not disclosed.
The property at 30-10 Review Avenue comprises approximately 62,000 square feet, including 54,000 square feet of warehouse space and 8,000 square feet of office space across two levels. The property features 19-foot clear heights, four trailer-deep loading docks, rooftop parking, and access to the Long Island Expressway and the 7 subway line.
Relocation Driven by Brooklyn Redevelopment Pressure
Pink Sparrow's move was prompted by the planned redevelopment of its former Greenpoint facility into a residential project, Newmark said. The press release noted that the conversion reflects an ongoing trend of industrial properties throughout Brooklyn being repositioned for residential use, which has increased demand for well-located industrial space in neighboring submarkets such as Long Island City.
Founded in Brooklyn as a subsidiary of the Acceleration Community of Companies, Pink Sparrow creates immersive brand experiences, custom fabrication, and experiential environments for clients in retail, entertainment, and consumer brands. The new Long Island City location is intended to support the company's production capabilities and continued growth, according to Newmark.
"Industrial opportunities of this scale are increasingly difficult to find within New York City, particularly for users requiring both production space and proximity to their workforce and client base," said Gessin. "This lease provided Pink Sparrow with a long-term solution that supports its continued growth while allowing the company to remain within the city's core creative and industrial ecosystem."
