Newmark Arranges 93,000 SF of Office Leasing at The Factory in Long Island City

Newmark has arranged approximately 93,000 square feet of office leasing at The Factory, located at 30-30 47th Avenue in Long Island City, New York, the firm announced May 18, 2026.

The leasing activity comprises a mix of renewals and new leases at the property, which is owned by a joint venture of Atlas Capital Group, Partners Group Real Estate and Invesco. Newmark's Brian Waterman, Executive Vice Chairman, Jordan Gosin, Senior Managing Director, and Alex Rosenblum, Associate Director, serve as exclusive leasing agents for ownership.

Deal Details and Ownership

The 93,000-square-foot leasing package reflects continued occupier interest in The Factory. The joint venture ownership comprises Atlas Capital Group alongside Partners Group and Invesco Real Estate.

Specific tenant names, lease terms and rental rates were not disclosed.

"This latest leasing activity reinforces The Factory's appeal as companies prioritize well-located, amenity-rich environments," Waterman said. "Demand remains strong from a diverse tenant base drawn to the building's flexibility and position within one of New York's most dynamic submarkets."

The Factory features large, flexible floorplates and loft-style spaces with expansive city views. The property includes more than 40,000 square feet of amenity space, encompassing a tenant lounge, food hall, collaborative workspaces, 24-hour concierge, parking, bike storage, shuttle service, The Factory Athletic Club and the LIC Arts Gallery.

The building underwent a repositioning that introduced the amenity programming and updated office infrastructure. The property is situated at the nexus of Manhattan, Brooklyn and Queens.

Past publicly reported tenants at the building have included Human Rights Watch and J.Crew, among others.
