Newmark Arranges Sale and Financing of 452-Unit Centreport Lake in Fort Worth for Marlin Spring US Realty

Newmark has arranged the sale, acquisition financing and equity capitalization of Centreport Lake, a 452-unit multifamily community located in Fort Worth, Texas, near Dallas/Fort Worth International Airport, the firm announced June 15, 2026.

Marlin Spring US Realty was the seller in the transaction. Newmark's Multifamily Capital Markets team represented Marlin Spring US Realty on the disposition, while a separate Newmark team arranged acquisition financing and equity capitalization on behalf of the buyer. The buyer was not identified in the announcement.

Deal Team and Capital Stack

Executive Managing Director Richard Furr and Vice Chairmen Brian Murphy and Brian O'Boyle, Jr. of Newmark represented Marlin Spring US Realty in the sale. Vice Chairman Henry Stimler and Managing Director Ricky Warner arranged the acquisition financing and equity capitalization on behalf of the buyer.

"Centreport Lake exemplifies the type of capital stack and execution the market is rewarding today," Warner said. "The deal combined an attractive basis, strong value-add fundamentals and experienced sponsorship, which drove a highly competitive process across both debt and equity capital sources. We ultimately saw leverage increase, pricing improve meaningfully during marketing and strong institutional interest from multiple JV equity partners."

The transaction's financial terms, including sale price and loan amount, were not disclosed.

Property Details and Value-Add Opportunity

Centreport Lake is located at 14301 Center Station Drive in Fort Worth's CentrePort submarket. The property was constructed in 2008 on a 24-acre site and comprises 452 units with an average unit size of 946 square feet. At the time of sale, the community was 91% occupied.

Newmark characterized the asset as a value-add investment opportunity, citing the potential for a substantial interior renovation program as well as a densification initiative. "Centreport Lake offers the new owner a tremendous physical asset with significant interior unit upgrade potential," Furr said. "The property's unique location adjacent to DFW International Airport provides a built-in employment center unmatched in Dallas/Fort Worth."

Location and Employment Base

Centreport Lake is positioned in the CentrePort submarket between Dallas and Fort Worth, with immediate access to State Highway 183, Highway 360 and other major regional thoroughfares. The property falls within the Hurst-Euless-Bedford Independent School District.

The surrounding employment base is anchored by DFW International Airport, which Newmark said supports more than 228,000 full-time jobs and over 60,000 on-airport employees.
