Newmark Arranges Sale of Madison Yards, a 162,500-SF Grocery-Anchored Retail Center in Atlanta's Reynoldstown Submarket

ATLANTA — Newmark has arranged the sale of Madison Yards, a 162,500-square-foot grocery-anchored, mixed-use retail center located in Atlanta's Reynoldstown neighborhood, the firm announced June 4, 2026. The property, delivered in 2018 and currently 97% leased, is positioned along Memorial Drive directly adjacent to the Atlanta BeltLine.

Newmark Head of Retail Capital Markets Conor Lalor, Senior Managing Director Kyle Minter, Director James Sharpe, and Associate Director Cameron Alexander represented the seller in the transaction. The buyer and sale price were not disclosed.

"Madison Yards represents a rare opportunity to acquire a true neighborhood retail destination at the intersection of daily needs and experiential retail," Lalor said in a statement. "The combination of a top-performing grocery anchor, long-duration cash flow and one of Atlanta's most dynamic locations drove significant investor demand."

Asset Profile: Publix Anchor, High Occupancy, and Experiential Tenants

Madison Yards comprises approximately 162,500 square feet of retail space and is anchored by a Publix supermarket, which occupies roughly one-third of the center's gross leasable area. The grocer is complemented by a mix of national and local tenants across food and beverage, fitness, and entertainment categories. Among the notable tenants is an AMC Theatre location that Newmark described as one of the highest-performing in Georgia.

The property's 97% occupancy rate reflects sustained tenant demand at the center, which was completed in 2018.

Location and Trade Area: BeltLine Adjacency in the Reynoldstown Submarket

Madison Yards benefits from direct adjacency to the Atlanta BeltLine, a multi-use trail and transit corridor that draws more than two million users annually, according to Newmark. The property also fronts Memorial Drive, a corridor that sees more than 21,000 vehicles per day, providing both vehicular and pedestrian access.

The surrounding Reynoldstown submarket is among Atlanta's fastest-growing and most affluent neighborhoods, according to Newmark, supported by strong demographic fundamentals and continued residential development.

Retail Investment Activity Accelerates

The Madison Yards transaction comes as retail investment and lending activity has accelerated broadly. According to Newmark Research, retail debt origination increased approximately 53% year-over-year in 2025 and exceeded pre-pandemic averages. The firm noted that transaction markets have remained active alongside improving pricing clarity and abundant debt capital.

Newmark's research also indicated that investor demand has increasingly concentrated on high-quality, necessity-anchored assets with durable cash flow and strong demographic fundamentals.
