Niam Real Estate Leases Entire MainHub Arlandastad Logistics Property Near Stockholm Arlanda Airport

Niam Real Estate has leased the entire MainHub Arlandastad logistics property, approximately 15,000 square meters of space near Stockholm Arlanda Airport in Sweden, the firm announced. The tenant, a government agency, is expected to take possession during the first quarter of 2027.
Niam Real Estate Fills MainHub Arlandastad on Six-Year Lease
Completed in 2025, MainHub Arlandastad is located at Pionjärvägen 67 in Arlandastad. Niam said the property offers modern and flexible logistics space in a strategic location, with transport links supporting regional and national distribution. The property's own listing puts the size at 15,100 square meters.
The lease covers the whole building, bringing the property to 100% occupancy. The agreement has a six-year term. Niam said it is now adapting the premises to the tenant's specific requirements ahead of the 2027 handover.

Niam's Swedish Logistics Portfolio and Leasing Activity
During 2026, Niam Real Estate has leased approximately 27,000 square meters across its existing logistics portfolio, which comprises approximately 214,000 square meters of logistics space across nine properties. The Arlandastad transaction accounts for roughly 56% of that year-to-date leasing volume and about 7% of the portfolio's total area.
Approximately 12,000 square meters remains available for leasing at MainHub Örebro. In March 2026, Niam and Nordsten Development announced a 15-year lease with Exacta Logistics covering approximately 12,000 square meters at MainHub Örebro, about half of that property's total lettable area.
Stockholm Logistics Market Context
Arlandastad is a logistics location near Stockholm Arlanda Airport, with access to Stockholm and to national road and air-freight networks. The Swedish logistics market entered 2026 in a more balanced phase after several years of heavy development. Cushman & Wakefield said 2025 marked the point at which supply and demand moved closer to balance: completions fell to their lowest level since 2016, vacancy stopped rising and prime yields began to decline after peaking in late 2023.
National logistics vacancy stands at approximately 9.5%, while Stockholm logistics vacancy is approximately 12.0% in the latest Cushman & Wakefield figures. Prime Stockholm logistics rent is approximately SEK 1,050 per square meter per year, and the prime Stockholm logistics yield is approximately 4.85%. Cushman & Wakefield's first-quarter outlook forecasts about 900,000 square meters of completions in 2026. Savills has described the Swedish logistics market as recovering, with rising transaction activity, stronger demand from third-party logistics operators and core locations outperforming secondary areas.
