Nuveen Completes Industrial Real Estate Acquisition in Germany with Munich-LEN Business Park Purchase

Nuveen has completed a real estate acquisition of the Munich-LEN business park in Ismaning, Germany, the firm announced April 20, 2026. The transaction was executed on behalf of professional wealth investors in Nuveen's flagship Global Cities Real Estate strategy, a $3.1 billion vehicle targeting diversified, income-generating, institutional-quality real estate across major urban centers worldwide.

The deal represents two milestones for the strategy: its first direct investment in Germany and its first directly owned industrial real estate asset in the European region. The seller and developer was Binnberg Architekturentwicklung. Financial terms of the transaction were not disclosed.

Property Overview: Munich-LEN Business Park

Munich-LEN is a fully occupied, multi-tenanted business park comprising 16 divisible units currently leased to 12 tenants. Occupying industries include industrials, machinery, publishing, apparel, and logistics services. The property's flexible layout is designed to accommodate a wide variety of occupier needs, according to the firm.

The business park is situated in Ismaning, a location within the Munich metropolitan area that Nuveen described as highly sought-after.

Strategic Significance for the Global Cities Real Estate Strategy

The acquisition expands the geographic and sector footprint of Nuveen's Global Cities Real Estate strategy, which now comprises 126 properties across the United States, Asia Pacific, and EMEA. The portfolio includes five single-family housing estates in Copenhagen encompassing 110 homes, in addition to the newly added German asset.

The transaction also reflects Nuveen's broader effort to expand its alternatives platform to professional wealth management clients across EMEA and Asia Pacific, following the firm's expansion of product offerings in 2025. Nuveen's real estate platform manages approximately $137 billion in assets under management globally.

Several advisory firms supported the transaction. Newmark served as broker. EY provided tax advisory services, while Nova Ambiente handled environmental due diligence. Orange Recon and TheGreenBlue provided technical advisory services. LOGREM advised on transaction management and will assume property management responsibilities for the asset.
