OFS Signs 10-Year, 16,000-SF Lease at Westside Paper as FCP and Westbridge Build Mixed-Use Momentum in Atlanta

Contract furniture manufacturer OFS has signed a 10-year, 16,000-square-foot showroom lease at Westside Paper, the 15-acre adaptive reuse mixed-use destination along the Atlanta BeltLine Westside Spur in West Midtown, owners Westbridge and FCP announced Aug. 5.

The lease adds a fourth-floor showroom tenant to a property that has signed approximately 200,000 square feet of leases over the past two years as its ownership team executes a repositioning strategy centered on curated retail, food and beverage, and wellness amenities. Savills represented OFS in the transaction, with Cory Hall, Helen Kolker, David Rubenstein, Bo Keatley and John Flack handling the assignment. David Horne and Caroline Fisher of JLL lead office leasing for Westside Paper on behalf of ownership.

OFS Showroom Deepens Design and Built-Environment Tenant Mix

OFS, a family-owned contract furniture manufacturer headquartered in Huntingburg, Ind., was founded more than 85 years ago and focuses on corporate, healthcare and education environments. The new showroom on the fourth floor of Westside Paper will serve clients throughout the Southeast and showcase the company's portfolio of furnishings and workplace solutions.

The lease reinforces Westside Paper's concentration of tenants serving the design, architecture and commercial real estate sectors. Ownership has positioned the property's tenant mix as a draw for companies operating in the built environment, and the OFS showroom adds a client-facing use that can generate daytime traffic beyond the traditional office workday.

"The addition of the OFS showroom on the 4th floor, the opening of Omma, and our new amenitized Town Hall office suites all reinforce our vision of creating a place where people want to spend time, whether they're coming to work, meeting clients, enjoying a meal or being active," said Sarah Hubbard, partner with Westbridge. "As the ground-floor experience continues to evolve, we're seeing that translate directly into leasing activity and long-term tenant demand fueled by an abundance of surface parking."

Restaurant Opening and Amenity Investments Accompany Leasing Activity

The OFS lease announcement coincides with several other developments at Westside Paper. Omma, a restaurant from the team behind Atlanta cocktail destination MidCity, opened July 24. The concept features a globally inspired menu and an immersive music program.

Ownership is also constructing five move-in-ready "Town Hall" office suites expected to deliver this fall.

Padel Haus, Atlanta's first dedicated padel club and an existing tenant at Westside Paper, is enclosing its six-court facility to create year-round indoor play. The approximately 24,500-square-foot club sits directly on the Atlanta BeltLine Westside Spur Trail and serves as one of the property's wellness and lifestyle amenities.

Repositioning Strategy Led by Westbridge and FCP

Westside Paper is developed and owned by Westbridge and FCP, working alongside JLL and Bridger Properties on the repositioning effort. FCP, a subsidiary of Federated Hermes, Inc., is a real estate investment company that has invested in or financed more than $14.8 billion in gross asset value since its founding in 1999. The firm invests in commercial and residential assets through commingled funds and separate accounts targeting major U.S. real estate markets and is based in Chevy Chase, Md.

Westbridge is a boutique real estate development company based in Atlanta that focuses on adaptive reuse and placemaking in Southeastern U.S. markets.

The property's leasing trajectory reflects a broader dynamic in Atlanta's office market, where landlords are competing on experience, access and amenities. Tenants in competitive Sun Belt markets increasingly seek workplaces that support employee recruitment, retention and in-person collaboration, and mixed-use properties with active ground floors have emerged as a distinct product category in that environment. Westside Paper's emphasis on surface parking availability also addresses a practical competitive factor in Atlanta, where accessibility can influence tenant decisions alongside design and programming.
