NEW YORK — The People's Theater has finalized the $26 million acquisition of its permanent home at 419 W. 206th St. in Inwood, Manhattan, securing approximately 19,000 square feet of cultural and performing-arts space within a newly constructed mixed-income, mixed-use development. The transaction, reported Sept. 23, 2026, marks the first time the immigrant- and women-led nonprofit — previously known as People's Theatre Project — has owned dedicated real estate after roughly 18 years of operating in borrowed and temporary spaces across Inwood and Washington Heights.

Deal Details and Property Overview

The acquired facility, formally known as The People's Theatre: Centro Cultural Inmigrante, is located at 419 West 206th Street, New York, NY 10034. At a reported acquisition price of $26 million and approximately 19,000 square feet, the transaction implies a price of roughly $1,368 per square foot. The property is part of Miramar, a mixed-income, mixed-use development created by LMXD, MSquared and Taconic Partners.

The center is designed as a multipurpose performing-arts and community facility. It includes a flexible main-stage theater seating approximately 99 to 208 patrons, a studio theater with capacity of roughly 45 to 50 patrons, four rehearsal studios, a soundproof practice room, gallery and gathering spaces, a lobby café, and areas dedicated to arts education, artist development and community programming. The organization projects the center will serve more than 28,000 audience members and 300 artists annually.

Capital Project and Public Investment

The $26 million acquisition price is separate from the broader capital project, which totaled approximately $40 million. New York City contributed $26.5 million toward the overall development, while New York State provided $6.45 million. The Upper Manhattan Empowerment Zone also provided a bridge loan for the buildout. The facility was selected through a process involving the New York City Economic Development Corporation and the Department of Cultural Affairs.

Construction on the development broke ground in 2022, with the core and shell delivered in summer 2025 and interior fit-out completed in summer 2026. A ribbon-cutting was held Sept. 15, 2026, and the facility opened to the public Sept. 19, 2026.

Strategic Significance in the Inwood Real Estate Market

The acquisition illustrates how nonprofit cultural users can become direct owners of specialized real estate when public subsidies, philanthropy and development partnerships help close the capital stack. The implied price of approximately $1,368 per square foot reflects the facility's highly specialized theater, rehearsal, acoustical and community infrastructure and is not directly comparable with conventional Inwood retail, office or multifamily transactions.

The theater is described as New York City's first immigrant-centered performing-arts center and the largest Latino- or Latine-operated performing-arts institution in New York State. It also represents the first dedicated theater in Washington Heights and Inwood, addressing a long-standing gap in cultural infrastructure across Upper Manhattan. The center functions as an anchor amenity within the Miramar development, positioning cultural programming as a component of broader neighborhood activation.

The project is expected to generate more than $43 million in New York City economic output and 270 jobs during construction. Over its first five years, the center is projected to support nearly $23 million in annual New York City economic output and approximately 25 jobs per year, the majority of them locally based.

Market and Community Context

The People's Theater's transition from a project-based operator to an owner-operator of a dedicated cultural asset reflects a broader dynamic in mission-driven real estate, where public-sector investment and development partnerships enable nonprofits to acquire permanent facilities. The Miramar development, anchored by LMXD, MSquared and Taconic Partners, positions the theater as cultural infrastructure within a neighborhood-scale project rather than as a stand-alone commercial entertainment venue.
