Phillips Edison & Company Acquires Firethorne Plaza Retail Center in Katy, Texas

Phillips Edison & Company (NASDAQ: PECO) has acquired Firethorne Plaza, a 29,986-square-foot strip retail center located at 2731 FM 1463 in Katy, Texas, JLL announced May 15. JLL represented an undisclosed seller in the retail real estate transaction.

The acquisition adds a fully leased, 14-tenant property situated at the entrance to the Firethorne master-planned community to PECO's portfolio of grocery-anchored and necessity-based neighborhood shopping centers.

Property and Tenant Profile

Firethorne Plaza is 100% leased and features a mix of national, regional, and local tenants. Named national operators at the retail center include Edward Jones, Pizza Hut, Tide Cleaners, and Eye Level Learning. The property sits along FM 1463, a major north-south thoroughfare currently undergoing expansion from two to six lanes to accommodate traffic growth in the surrounding area.

The lease structure presents what JLL characterized as a value-add opportunity: nine of the 14 tenants are scheduled to roll to market rents or hold fair market value renewal options within the next five years, giving the new owner near-term potential to reset rents as the corridor continues to develop.

JLL cited average household incomes exceeding $218,000 within one mile of the center, with strong population growth projected through 2030 in the Katy and Firethorne area.

JLL Capital Markets Arranges the Transaction

JLL Capital Markets' Investment Sales and Advisory team led the transaction on behalf of the seller. Senior Managing Director Ryan West and Senior Director John Indelli represented the seller in the deal.

"Firethorne Plaza represented an exceptional opportunity to acquire a well-located retail asset with meaningful value-add potential in one of Houston's strongest growth corridors," West said. "The property's proximity to affluent residential development, combined with the upcoming FM 1463 expansion, positions it favorably for the years ahead."

Financial terms of the transaction, including the sale price, were not disclosed.

The company's top grocery anchors include Kroger, Publix, Albertsons, and Ahold Delhaize. PECO was founded in 1991.
