Pictet and Stoneweg Expand AXIS Warehouse Real Estate Platform With Maastricht Airport Acquisition

Pictet and Stoneweg have completed a real estate acquisition at Engelandlaan 3 in the Aviation Valley business park adjacent to Maastricht Airport, adding a newly delivered 10,250-square-meter logistics facility to their joint Dutch warehouse real estate platform known as AXIS, the firms announced June 3, 2026.
The deal brings the AXIS portfolio to nine buildings totaling approximately 70,000 square meters across logistics locations in the Netherlands, according to the announcement. Financial terms of the transaction were not disclosed.
Asset Details and Warehouse Real Estate Specifications
The facility, developed by Merle Vastgoed and constructed by Willems Bouwbedrijf and Coumans Installaties, was completed in May 2026. The building comprises four separate units, each with its own office space, loading docks, and electric vehicle charging infrastructure, a configuration designed to serve small-to-medium-sized occupiers seeking flexibility.
The structure features a clear height of 12 meters and a floor load capacity of 50 kilonewtons per square meter. Completed units have received an EPC A+++++ rating, the highest energy-performance certificate available in the Netherlands. The building is also expected to achieve BREEAM "Very Good" certification. Sustainability features include solar photovoltaic panels, a heat pump system, and high-efficiency lighting.
More than 50% of the leasable space was pre-let prior to or at the time of the acquisition, with the firms noting demand from multiple prospective tenants for the remaining units. The Aviation Valley submarket is home to established logistics occupiers including DHL, Jumbo, DSV, and MLS.

The Engelandlaan 3 asset sits within the Aviation Valley business park, directly adjacent to Maastricht Airport and along the A2 highway.

AXIS was founded as a last-mile logistics platform by Pictet Alternative Advisors and Stoneweg. The firms described the platform as actively seeking additional acquisitions in the small-to-medium-sized logistics segment, with a focus on established logistics corridors and the Randstad area of the Netherlands.
