The portfolio comprises 141 residential units spread across three 1970s-era buildings at 2–18 Foxwood Terrace, 46 River Road, and 15 Sylvia Avenue, with an implied price of approximately $160,000 per unit.
Portfolio Details and Unit Mix
All three assets are three-storey buildings constructed in the 1970s. Together they offer a diverse unit mix: one bachelor suite, 78 one-bedroom units, 46 two-bedroom units, 14 three-bedroom units, and two four-bedroom units. Each property includes on-site laundry facilities, and the portfolio collectively provides 141 surface parking spaces.
Pier 4 REIT has outlined a value-add business plan centered on renovating vacant suites and implementing energy-efficiency upgrades across the three buildings. The strategy targets upside from unit turnover and capital improvements rather than relying solely on rent growth from existing tenancies.
Halifax Market Context
The acquisition comes as Halifax's rental market remains constrained. The Canada Mortgage and Housing Corporation's 2026 mid-year update placed the city's purpose-built rental vacancy rate at 2.7%. Nova Scotia's rent cap, which remains in effect through 2027 and is tied to the tenant rather than the unit, continues to limit in-place rent growth on existing leases.
