Portman Holdings Holdings and Perform Properties announced that Pinnacle Financial Partners (NYSE: PNFP) has signed a 165,000-square-foot lease at Ten Twenty Spring, a 525,000-square-foot Class-A office tower located at 1020 Spring St NW in Midtown Atlanta. The deal, announced June 17, 2026, will establish the financial firm's corporate headquarters at the development and represents a significant milestone for the project's leasing momentum.

Pinnacle will occupy five full floors and plans to bring approximately 400 employees to the building upon delivery, targeted for the second half of 2027. The space will serve as the firm's corporate headquarters, consolidating Atlanta-based senior and executive leadership. The company's bank headquarters will remain in Nashville, Tennessee.

Post-Merger Context

The lease follows Pinnacle's merger with Synovus earlier in 2026, which expanded the firm's service offerings to include banking, investment, trust, mortgage, and insurance products. Pinnacle currently operates 46 locations across the Atlanta metro area, and the Midtown presence is intended to expand the firm's existing Atlanta footprint.

Pinnacle's signage will be prominently visible from the Downtown Connector. Leasing broker representation was not disclosed in the source materials.

Ten Twenty Spring and Spring Quarter

Ten Twenty Spring is the office anchor of Spring Quarter, a mixed-use district along Spring Street in Midtown Atlanta. The tower features large floor plates, private terraces, and more than 25,000 square feet of outdoor space, along with direct access to Spring Quarter's greenspaces and amenities.

The broader Spring Quarter district includes Sora, a 370-unit residential tower, and a curated mix of dining concepts. The development also incorporates the adaptive reuse of the historic Patterson House, which will be repositioned as a 24,000-square-foot retail and dining destination.

The Pinnacle lease builds on prior leasing commitments at Ten Twenty Spring from Ernst & Young and Reed Smith.
