QuadReal Acquires 27-Asset UK Self Storage Portfolio in £480M Joint Venture With Clear Sky Capital

QuadReal has completed a £280 million acquisition of a 27-asset self storage portfolio in the United Kingdom, the company announced March 23, forming a new £480 million joint venture with Clear Sky Capital, Inc. in the process. The portfolio was acquired from Padlock Euro Storage Fund I and marks an expansion of QuadReal's self storage holdings in the UK market.

Deal Structure and Joint Venture Terms

The joint venture is structured with QuadReal holding a 95% interest and Clear Sky Capital holding the remaining 5%, and will focus on the UK self storage sector. Beyond the initial £280 million portfolio acquisition, the joint venture has committed an additional £200 million in equity for future UK self storage investments, bringing the total venture commitment to £480 million.

Cinch Self Storage, a portfolio operating company owned by Clear Sky Capital investors, has been appointed as asset and property manager for the joint venture. Padlock Euro Storage Fund I will retain no interest in the joint venture or the portfolio following the sale.

Portfolio Overview: Southeast England Concentration

The 1.2 million square foot portfolio comprises 27 assets concentrated in Southeast England. The properties are described as new-generation self storage facilities featuring advanced security technology, electric vehicle charging capabilities, and climate-controlled options.

No specific street addresses, unit counts, occupancy rates, or cap rates were disclosed in connection with the transaction.

Strategic Rationale and Executive Commentary

The UK acquisition follows QuadReal's recent purchase of Maple Leaf Self Storage in Canada. With the addition of the UK assets, QuadReal's global self storage portfolio now encompasses more than 80 assets and more than 6.3 million square feet.
