QuadReal Expands UK BTR Platform With £120M Woolwich Forward-Funding Deal

QuadReal Property Group has forward-funded a £120 million build-to-rent development in Woolwich, adding 241 units to its UNCLE residential portfolio as the Vancouver-based firm moves to scale its UK and Ireland housing platform, the company announced June 23, 2026.

The deal, struck in partnership with London Square, marks QuadReal's first build-to-rent partnership with the developer. The platform now owns and manages more than 11,000 homes across the UK and Ireland, spanning both build-to-rent and student housing.

Strategy Behind the Expansion

Kristian Branum-Burns, Managing Director, European Residential at QuadReal, outlined the company's approach in a conversation with Bisnow. QuadReal is consolidating its UK residential activity under QuadReal Residential Properties, seeking to own and manage assets directly through the UNCLE brand and its student housing platforms.

The firm said it invests directly through operating platforms in which it holds an ownership interest and via programmatic partnerships, a structure that underpins the QuadReal Residential Properties model in the UK and Ireland.

Platform Scale and Market Context

The Woolwich transaction follows QuadReal's June 15 announcement of the London Square partnership and the June 16 launch of the QuadReal Residential Properties UK brand.

QuadReal Property Group is headquartered in Vancouver, British Columbia, and manages $98.5 billion in assets under management globally, spanning equity and debt in both public and private markets.
