Realterm Acquires 22-Property, 324,903-SF Industrial Portfolio Across Key U.S. Markets

Realterm Global, an independent global investment manager focused on the transportation industry, announced the acquisition of a 22-property industrial portfolio spanning 324,903 square feet across 79 acres in strategic U.S. logistics markets. The transaction was purchased from Axis Partners and brokered by Nick Murphy of Eastdil Secured.

The acquisition expands Realterm's presence in key transportation and distribution corridors, with concentrations in Atlanta (seven properties), Houston (three properties), and Laredo (four properties). The portfolio spans nine states including Alabama, California, Florida, Georgia, Kentucky, Ohio, Tennessee, Texas, and Virginia.

Portfolio Composition and Property Details

The industrial portfolio comprises 14 maintenance facilities, seven transload buildings, and one truck terminal, featuring industrial outdoor storage (IOS), fleet maintenance, and high flow through (HFT) facilities. Properties average 14,800 square feet on approximately 4 acres each, providing functional space with multiple maintenance bays, transload and warehousing capabilities, expansive outdoor storage areas, secured access, and comprehensive site lighting.

The portfolio is currently 95% leased. The properties are characterized as modern and recently renovated facilities positioned in premier logistics markets throughout the United States.

Strategic Rationale Behind the Acquisition
