Realterm Acquires 9655 Industrial Drive IOS Facility in Bridgeview, Illinois

ANNAPOLIS, Md. — Realterm Global, an independent global investment manager focused on transportation-related real estate, announced May 8, 2026 the acquisition of 9655 Industrial Drive, an industrial outdoor storage (IOS) maintenance facility in Bridgeview, Illinois, located within Chicago's southwest suburban industrial corridor.
The property sits on a 3.9-acre site and comprises 28,985 square feet, including a maintenance facility with 10 oversized drive-in doors and a 6,000-square-foot office component. The site is fully secured with two points of ingress and egress. The facility is fully leased to Carrier Corporation, a subsidiary of a global HVAC and refrigeration solutions provider, on a long-term basis.
Strategic Rationale
Realterm cited Chicago's constrained supply of properly zoned, in-fill developable land as a primary driver of the transaction, noting that such conditions create meaningful barriers to entry in the industrial real estate sector.
"The Chicago industrial market possesses a limited supply of properly zoned, in-fill developable land sites, creating significant barriers to entry," said Ed Brickley, Managing Director and Senior Fund Manager at Realterm. Gianni Vissat, Vice President of Investments for the Central Region at Realterm, pointed to the property's physical and operational characteristics as central to the investment thesis.

The Bridgeview property offers direct access to major highway infrastructure serving the Chicago metropolitan area, providing connectivity to regional and national distribution networks. O'Hare International Airport, one of the world's busiest air cargo hubs, is accessible in under 30 minutes from the site.

Matt Knafel of KWILL Real Estate represented Realterm in the transaction. Financial terms of the acquisition, including the purchase price, capitalization rate, and financing details, were not disclosed.
