Realterm Acquires Cross-Dock Facility in Turnhout, Belgium, Deepening Foothold in Key Logistics Corridor

AMSTERDAM, Netherlands — Realterm Global has acquired Schietstandlaan 3, a purpose-built cross-dock logistics facility and truck terminal in Turnhout, Belgium, the firm announced Sept. 1, 2026. The fully leased asset adds to Realterm's growing concentration of high-flow logistics properties along one of the region's most active freight corridors.
Property Details: A High-Throughput Cross-Dock Asset
Schietstandlaan 3 comprises a 13,875-square-meter warehouse and truck terminal with 686 square meters of office space, situated on a 46,404-square-meter land plot. The facility features 45 level loading docks configured for rapid in-and-out freight flows, two points of ingress and egress, parking for 36 cars and 25 trucks, and designated area for potential expansion.
The property is fully leased to Transport Martens, a full-service logistics provider operating in the Kempen region, giving Realterm a 100% occupied, income-producing asset at closing.
"This property was purpose-built for high-throughput operations, with a true cross-dock layout, ample doors and connective location, making it an ideal addition to our portfolio," said Piet van de Ven, Associate Vice President, Investments, Europe at Realterm. "The site's development potential also gives us the flexibility to expand or reconfigure the building as tenant needs evolve, which is a real advantage in a market this tight."
Location and Connectivity: The E34 Corridor and Port of Antwerp Access
Turnhout's appeal to logistics investors centers on its position within a dense freight network. Schietstandlaan 3 has direct access to the E34 highway, providing connectivity to the Port of Antwerp — Europe's second-largest seaport — while sitting approximately 15 kilometers from the Dutch border and roughly 100 kilometers from the Ruhr region in Germany. That geography supports access to major consumption zones across Belgium, the Netherlands and western Germany from a single hub, driving demand from third-party logistics providers, shippers and retailers seeking pan-Benelux and Ruhr coverage.
Balazs Lados, Managing Director, European Fund Manager at Realterm, pointed to the submarket's structural supply constraints as a key driver of the acquisition. "Turnhout is exactly the kind of location we target; one of the best-connected logistics corridors in the region, and at vacancy below one percent, there's very limited supply," Lados said. "This acquisition underscores our continued confidence in Belgium's logistics sector and reaffirms our strategy of investing in the highest-quality assets in Europe's strongest logistics markets."
Realterm's Growing Turnhout Concentration
The Schietstandlaan 3 deal is Realterm's second cross-dock acquisition in Turnhout. In October 2021, the firm acquired a 14,738-square-meter cross-dock facility at Bremheidelaan 10 in the same city, on a 30,429-square-meter land plot with 45 loading positions and direct E34 and N19 access. With both assets now in its portfolio, Realterm controls two high-flow Turnhout facilities sharing similar physical profiles — cross-dock configuration, high dock counts and E34 connectivity — reflecting a deliberate clustering approach in a submarket the firm views as structurally undersupplied.
The acquisition also extends Realterm's broader Belgium strategy. The firm's European logistics platform made its first investment in a 10,000-square-meter high flow-through facility in Brussels, fully leased to DHL, establishing early conviction around Belgium as a core European hub. Schietstandlaan 3 continues that thesis along the Brussels–Antwerp axis.
Market Context: Tight Vacancy Underpins Belgian Logistics Demand
The transaction comes against a backdrop of constrained logistics supply across Belgium. National logistics and warehousing vacancy has stabilized in the mid-single digits, while vacancy along prime corridors such as the Brussels–Antwerp spine — where Turnhout is located — runs considerably tighter. Lados cited sub-1% vacancy in the Turnhout submarket specifically, a figure that limits occupiers' ability to source modern cross-dock capacity and supports investor demand for stabilized assets in the area.
