Realterm Global Acquires Industrial Outdoor Storage Property in Hamburg's Elmenhorst Submarket

FRANKFURT, Germany — Realterm Global Global, an independent global investment manager focused on the transportation industry, announced July 7 the acquisition of an industrial outdoor storage property in Elmenhorst, a submarket of Hamburg, Germany. The asset, located at Leineweberring 15, is currently vacant and available for immediate occupancy.
Asset Profile and Configuration
The property sits on a 56,600-square-meter site and comprises a 25,620-square-meter facility with 22 dock doors and ample parking. The building breaks down into approximately 17,735 square meters of warehouse space, 2,840 square meters of office space, and 5,045 square meters of industrial outdoor storage yard space. Realterm described the configuration as flexible, designed to accommodate a range of logistics and outdoor storage uses.
The site has direct access to the A24 motorway, which connects Hamburg and Berlin. Realterm cited that corridor positioning as a factor supporting last-mile and regional distribution capabilities for prospective tenants.

Realterm described Hamburg as one of Europe's most supply-constrained logistics markets, a characterization that frames the vacant asset as a leasing opportunity in a market where modern IOS-enabled facilities are in limited supply.
Second German IOS Acquisition for Realterm Global
The Hamburg transaction marks Realterm Global's second industrial outdoor storage acquisition in Germany. In March 2026, the firm announced its first German IOS investment — a cross-dock logistics facility at Hermesstraße 1 in Friedewald, North Hesse. That asset totals 22,740 square meters on a 118,055-square-meter site, features 150 dock doors, and is fully leased to Hermes, a European parcel delivery operator. The Friedewald facility is positioned at the geographic center of Germany with access to the A7 and A4/A5 motorways.
The two acquisitions reflect distinct investment profiles within Realterm Global's German platform: the Friedewald asset is a fully leased, income-producing national hub, while the Elmenhorst property is vacant and positioned for lease-up in a gateway logistics market. Realterm has noted that its European presence has grown significantly since entering the region approximately five years ago and that it closed its second pan-European fund in 2025.
