Realterm Global Expands Industrial Real Estate Footprint With Phoenix Sky Harbor Acquisition

ANNAPOLIS, Md. — Realterm Global, an independent global investment manager focused on the transportation industry, announced March 19, 2026, the acquisition of a 19,819-square-foot industrial outdoor storage (IOS) facility at 3615 S. 28th Street in Phoenix, Arizona, deepening the firm's presence in one of the Southwest's most supply-constrained industrial submarkets.
The real estate acquisition encompasses a 2.8-acre site in Phoenix's Sky Harbor infill industrial submarket and includes two maintenance facilities totaling 20,650 square feet. The buildings feature a combined nine ground-level doors and an on-site wash canopy. The site offers three points of ingress and egress and direct access to Interstate 10, Interstate 17, U.S. Route 60, and Loop 202, as well as proximity to Sky Harbor International Airport and downtown Phoenix. Financial terms of the transaction were not disclosed.
A Purpose-Built Asset in a High-Barrier Market
Realterm executives characterized the property as well-matched to the firm's core investment criteria, which targets logistics and fleet-oriented assets in markets where new supply is limited.

Building on Southwest Momentum
The 3615 S. 28th Street acquisition is Realterm's second disclosed purchase in the Phoenix market in recent months. The firm previously acquired an industrial property at 4475 N. 43rd Avenue in Phoenix in October, signaling a deliberate effort to scale its presence in the metro area.
By targeting industrial outdoor storage and fleet-maintenance assets in locations with high barriers to entry, Realterm is positioning its Southwest portfolio to serve logistics operators that require functional, well-located facilities near major freight corridors and airport infrastructure.
