ROSEDALE, Md. — Aug. 4, 2026Sagard Real Estate has acquired 7001 Quad Avenue, a 621,144-square-foot Class A distribution facility in Rosedale, Maryland, for $91 million, the firm announced Monday. The purchase works out to approximately $146 per square foot and adds a fully leased, port-proximate logistics asset to the Denver-based investment advisor's industrial portfolio.

Asset Overview: Cross-Dock Design in Baltimore County East

Built in 2004 on roughly 32 acres, 7001 Quad Avenue is a cross-dock facility configured for high-volume distribution. The building features 34-foot clear heights, ample loading capacity, efficient truck circulation, and trailer parking. The property sits in Baltimore County East, the region's largest industrial submarket, which encompasses approximately 44 million square feet of industrial space.

The facility is fully leased to tenants in food and beverage distribution and third-party logistics, a mix that ties the building directly to port-related and regional distribution demand across the Mid-Atlantic corridor. The property is located within the North Point Enterprise Zone and carries MH-IM industrial zoning.

"This large-scale logistics asset would be difficult to replicate in an infill port market," said Belah Terentjev, Director of Acquisitions at Sagard Real Estate. "The building's cross-dock design, loading capacity and trailer parking support high-throughput operations, while access to the Port of Baltimore and the region's interstate network will drive sustainable demand from distribution and logistics users over the long term."

Strategic Location Near Port of Baltimore

7001 Quad Avenue sits near the convergence of Interstates 95, 695, and 895, approximately five miles from the Port of Baltimore's Seagirt and Dundalk marine terminals and downtown Baltimore. The location also provides connectivity to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor, positioning the asset as a node for both port-dependent and regional distribution activity.

Sagard Real Estate described the acquisition as consistent with its strategy of investing in high-quality industrial properties in supply-constrained markets with strong transportation infrastructure.

Baltimore County East Market Context

The acquisition comes as Baltimore County East's industrial submarket navigates a period of elevated vacancy alongside firm rents. The submarket recorded vacancy of approximately 10.3% and year-to-date absorption of roughly 1.28 million square feet as of the end of 2025, with net asking rents in the warehouse and distribution segment around $10.45 per square foot on a net basis. Broader Baltimore metro industrial vacancy stood at approximately 8.8% at year-end 2025, recovering from a mid-year high of 8.5%, while metro net asking rents ranged between $10.9 and $11.1 per square foot during 2025.

Supply constraints tied to the submarket's infill character and proximity to the port are factors Sagard cited as underpinning long-term industrial demand in the area, even as near-term vacancy metrics remain above recent historical norms.
