Scandic Signs Long-Term Lease With Union Investment Real Estate for 296-Room Frankfurt Hotel Near Messe

Scandic Hotels Group has signed a long-term lease agreement with Union Investment Real Estate Real Estate for a 296-room hotel centrally located next to the Frankfurt Trade Fair and the Skyline Plaza shopping and conference centre, the companies announced July 8, 2026. The deal marks Scandic's third hotel in Frankfurt and expands an existing partnership between the two firms.

Property Details and Repositioning Plans

The hotel has been part of the portfolio of Union Investment's UniInstitutional European Real Estate open-ended real estate fund since 2008. It was most recently operated by Mövenpick through the end of June 2026. Under the new agreement, the property will be repositioned and adapted to Scandic's brand and operational standards before reopening in 2027.

Following redevelopment, the hotel will feature 296 rooms, an all-day restaurant, a bar area, a 100-square-metre outdoor terrace, and five event and exhibition rooms on the ground floor totalling 500 square metres of conference space. The repositioning will include modernised rooms, a contemporary design, a selection of sustainable materials, and an enhanced guest experience throughout the property.

The deal represents an operator change and lease signing rather than a property sale. No transaction price or financial terms were disclosed.

Expanding the Scandic–Union Investment Partnership

The two companies have an existing working relationship in Hamburg. The Scandic Hamburg Emporio, which opened in 2012 and marked Scandic's entry into the German hotel market, is also part of Union Investment's hotel portfolio.

"We are delighted to be expanding our successful partnership with Scandic in Germany," said Henrike Waldburg, Managing Director of Union Investment Real Estate GmbH.

The Frankfurt agreement adds a third property to Scandic's presence in the city, though the names, locations, and submarkets of Scandic's existing Frankfurt hotels were not detailed in the source materials.

Strategic Rationale

"With a third hotel in Frankfurt, we are strengthening our presence in one of Europe's most important financial centres, which is characterised by strong year-round business activity and significant visitor numbers," said Jens Mathiesen, President and CEO of the Scandic Hotels Group.

"The hotel's strategic location, strong business demand and future transport links will create a competitive hotel in the centre of Frankfurt," said Jesper Engman, Chief Development Officer at the Scandic Hotels Group.

Asset Management and ESG Alignment

The repositioning specifically calls out sustainable materials and design as components of the renovation programme, consistent with Scandic's stated sustainability profile. The long-term lease structure supports the income strategy of the UniInstitutional European Real Estate fund, which has held the asset for nearly two decades.
