Scannell Properties Acquires 23,000 Sq M Hockenheim Brownfield Site for Logistics Redevelopment

Scannell Properties has acquired a 23,000 square meter brownfield site in Hockenheim, Germany, with plans to redevelop the property into a multi-unit logistics facility, the company announced June 16, 2026. The project, to be known as Logistic Park Hockenheim, is positioned within the Rhine-Neckar triangle, an area the company describes as one of Germany's strongest economic regions.
Site Location and Strategic Positioning
The Hockenheim site benefits from proximity to major city centers and multi-modal transport connections in both Germany and France, according to Scannell Properties. Building permits have already been granted for the development, clearing a key regulatory hurdle ahead of construction.
Jan Imfeld, Country Head, Germany at Scannell Properties, cited market conditions as a driver for the acquisition. "Low vacancy rates and rising demand over the last 12 months, together with a very strong first quarter 2026, have reaffirmed Rhine-Neckar as a top-tier logistics market. With occupiers targeting 10,000–15,000 sq m units, Logistic Park Hockenheim is ideally placed to deliver much-needed, future-proofed warehousing in the region," Imfeld said.
Building Specifications and Flexible Unit Configuration
The approved logistics building will comprise 11,400 sq m of ground floor warehouse space and an additional 1,800 sq m of mezzanine, bringing the total warehouse and mezzanine area to approximately 13,200 sq m. The building is designed to be subdivided into two individual units of approximately 6,100 sq m and 5,300 sq m, offering flexibility for prospective tenants. The development will also include 1,200 sq m of office and social space, along with outdoor areas intended to support employee wellbeing.
Sustainability Features and Environmental Measures
Scannell Properties has incorporated a range of sustainability features into the project's design. The warehouse roof will be equipped with a photovoltaic system with an estimated capacity of approximately 1,400 kWp, while the office building will feature a green roof. Additional measures include a heat pump, greywater recycling, and a smart metering system. The project is targeting DGNB Gold certification.
Beyond energy efficiency, Scannell Properties said it is implementing ecological measures to protect the adjacent forest and local biodiversity. These include the construction of a swallow nesting house and the designation of both a reptile habitat and a forest protection zone on the site.
Leasing and Availability
The land transaction was brokered by Immolox GmbH, based in Frankfurt. The acquisition price was not disclosed. Logistic Park Hockenheim is expected to be available to let from the second quarter of 2027. Leasing is being handled jointly by Immolox GmbH and Projecta Consult für Industrie- und Gewerbeimmobilien GmbH as exclusive agents.
