Sculptor Capital Management and Trinity Investments Acquire JW Marriott Marco Island in Hospitality Real Estate Deal

MIAMI — A joint venture between Sculptor Real Estate Income Strategy, a core-plus strategy arm of Sculptor Capital Management, and Trinity Investors, a global hospitality-focused investment firm, has completed the acquisition of the JW Marriott Marco Island Beach Resort from MassMutual, the companies announced May 4, 2026.

The property is situated on Florida's Gulf Coast and spans more than 26 acres with a quarter mile of private beachfront. Financial terms of the acquisition were not disclosed.

Property Overview and Strategic Rationale

The JW Marriott Marco Island Beach Resort features 809 guestrooms and suites, extensive meeting and event facilities, multiple dining and entertainment venues, a private membership club, and access to more than 400 acres of additional golf and resort amenities. The buyers characterized the property as an integrated resort platform capable of serving leisure travelers, group and corporate events, and club members.

Steven Orbuch, Founder and President of Sculptor Real Estate, described the asset as a distinctive opportunity within the luxury resort market. "We also see meaningful opportunity to enhance the Property's competitive position through a disciplined capital improvement program over our ownership period, further unlocking the asset's long-term value."

Sean Hehir, Managing Partner, President and CEO of Trinity Investments, called the deal a rare opportunity. "The JW Marriott Marco Island is a once-in-a-generation opportunity to acquire one of the most iconic resorts in the United States," Hehir said. "With its scale and diversified demand generators, the resort has consistently demonstrated strong performance across market cycles."

MassMutual Exits After Four Decades of Ownership

MassMutual, a mutual life insurance company founded in 1851, had owned the Marco Island resort for more than four decades. During that period, the company worked with its global asset manager, Barings, to oversee the property's operations and positioning as a Gulf Coast destination.

Eric Partlan, MassMutual's Chief Investment Officer, said the resort had delivered long-term value for the company's policyowners. "Since acquiring the resort more than four decades ago, we have worked with our global asset manager, Barings, to ensure the property's standing as a premier destination, and believe Sculptor Real Estate and Trinity are well positioned to continue as stewards of this iconic property and members of the Marco Island community," Partlan said.

Trinity's Florida Hospitality Portfolio

Trinity Investments brings an established track record in Florida hospitality real estate. The firm has previously invested in The Diplomat Beach Resort in Hollywood, Grande Lakes Orlando Resort, and EAST Miami. Across those properties, Trinity has invested more than $225 million in renovations and property repositioning, according to the company.

Headquartered in Miami with offices in Los Angeles, London, and Honolulu, Trinity has deployed more than $10 billion across the United States, Mexico, Europe, and Japan over a 30-year operating history. The firm cited its long-standing relationship with Marriott as a factor in the transaction, having previously collaborated with the brand across multiple properties.

Hehir added that the joint venture sees "significant opportunity to further enhance the guest experience while creating long-term value for our investors."

Sculptor Real Estate, founded in 2003, has invested across more than 30 different real estate-related asset classes, including direct equity investments, preferred equity structures, ground leases, senior loans, and mezzanine loans. The firm has invested in more than $27 billion of real estate assets over its history.

The JW Marriott Marco Island acquisition was executed through Sculptor Real Estate Income Strategy, the firm's core-plus vehicle focused on differentiated, stabilized, income-producing real estate.
