Silverman Group Acquires 110,000-SF Forestville Warehouse for Industrial Logistics Hub Redevelopment

The Silverman Group, a Basking Ridge, New Jersey-based developer of industrial properties, has acquired a 110,000-square-foot warehouse and showroom in Forestville, Maryland, and plans to expand and reposition the asset as a regional distribution and logistics hub, the company announced May 27, 2026.

The property, located at 3300 Marlo Lane in Prince George's County just west of the Capital Beltway near its intersection with Pennsylvania Avenue, sits on approximately 11 acres. The Silverman Group purchased the site from Boston-based Oliver Street Capital, which had jointly acquired the property with Dallas-based CGMG Capital in late 2021 for approximately $31 million, according to news reports and public records. The sale price was not disclosed. Maryland Department of Assessments and Taxation records list the property's assessed value at $28.2 million.

From Furniture Showroom to Industrial Real Estate: The Repositioning Plan

The 1970s-era building served for years as a showroom for Marlo Furniture, one of the Washington, D.C. region's longtime furniture retailers, which permanently closed in late 2025. The space was more recently occupied by an Ashley Outlet & Clearance Center. The Silverman Group has rebranded the site as the Capital Interstate Logistics Center and plans to construct a 66,259-square-foot addition, bringing the total footprint to just over 176,000 square feet upon completion.

The redeveloped property is expected to feature 32-foot clear heights throughout and 37 dock doors. The Silverman Group said the property could be marketed to a single tenant or multiple users, providing flexibility in the leasing strategy.

Construction on the expansion is targeted for completion by summer 2027.

"The property's scale, location, functionality and expansion potential make it highly attractive for a wide range of industrial tenants," said Toby Nelson, executive vice president of industrial leasing at SL Industrial Partners, a Silverman Group company.

Cushman & Wakefield's John Boote and McLane Fisher have been tapped to market the Forestville site. Cushman & Wakefield's Jonathan Carpenter, Graham Savage, Dawes Milchling and James Check represented the seller, Oliver Street Capital, in the transaction.

Acquisition Continues Mid-Atlantic Expansion

The Forestville deal marks the second industrial real estate acquisition The Silverman Group has completed in the D.C. region in recent months, reflecting the company's continued push across the mid-Atlantic. In January 2026, the firm purchased roughly 50 small-bay, flex and industrial warehouses across Maryland and Virginia in an off-market transaction valued at $203 million, totaling approximately 1.4 million square feet. That deal followed a November 2025 acquisition of a six-building, 1 million-square-foot industrial portfolio near Richmond International Airport.

Beyond acquisitions, The Silverman Group said it has approximately 15 million square feet of industrial properties currently in development. Among those projects is a 2 million-square-foot distribution center being jointly developed near Petersburg, Virginia, for Danish toy company Lego Group.
