Sime Darby Property and ESR Group Expand E-Metro Logistics Park With Two New Selangor Warehouses Totaling 2.2 Million Sq Ft
BANDAR BUKIT RAJA, Selangor / SINGAPORE, July 10, 2026 — Sime Darby Property Berhad and its joint venture partner ESR Group Group have expanded E-Metro Logistics Park in Bandar Bukit Raja, Selangor, announcing the completion of Metrohub 4 and the commencement of construction on Metrohub 3. Together, the two Grade A facilities will add more than 2,200,000 sq ft (over 200,000 sqm) of warehouse space to the park, which is located near Port Klang and connected to key expressways across the Klang Valley.
Metrohub 4 Completed; MIXUE Secured as First Pre-Committed Tenant
At approximately 1,380,000 sq ft (around 130,000 sqm), Metrohub 4 is the largest multi-tenanted ready-built warehouse in the Metrohub portfolio. Global beverage chain MIXUE has been secured as the facility's first pre-committed customer, with its commitment covering 13.4% of Metrohub 4's net lettable area ahead of the building's opening. MIXUE will use the space as a regional distribution centre.
The completion of Metrohub 4 follows the full occupancy of the park's first two phases. Metrohub 1 and Metrohub 2 are fully leased to tenants across the e-commerce, third-party logistics, and supply chain sectors, according to the joint announcement.
David Aboud, Head of Malaysia at ESR, said the firm has taken a long-term view on where logistics demand will concentrate since entering the Malaysian market in 2021. "Working closely with Sime Darby Property, we have translated that conviction into modern assets that are strategically located and built for future customer needs," Aboud said. "The full occupancy of Metrohub 1 and 2, together with the early customer commitment secured at Metrohub 4, demonstrates the strength of what this partnership delivers on the ground."
Metrohub 3 Breaks Ground, Targeting Q3 2027 Completion
Construction has commenced on Metrohub 3, which comprises two distinct warehouse blocks totalling approximately 840,000 sq ft (around 78,000 sqm). The facility is scheduled for completion in the third quarter of 2027.
One of Metrohub 3's two blocks includes provision for dangerous goods storage, designed to accommodate a wide range of cargo within a single integrated facility. The companies cited rising imports of EV components, particularly lithium batteries, into the Malaysian market as a driver of increasing demand for compliant dangerous goods storage.
Jai Mirpuri, Head of Southeast Asia at ESR, said demand for high-quality logistics infrastructure continues to grow across the region. "Malaysia is one of the region's most compelling markets for that investment," Mirpuri said. "Metrohub 3 and 4 represent the next phase of our commitment here, underpinned by a strong partnership with Sime Darby Property and the continued confidence of our capital partners."
Portfolio to Exceed 4.2 Million Sq Ft Upon Completion
Once both Metrohub 3 and Metrohub 4 are complete, E-Metro Logistics Park's total portfolio will exceed 4.2 million sq ft of modern warehouse space, according to Sime Darby Property. The park is positioned within Bandar Bukit Raja, which Sime Darby Property describes as one of its flagship industrial townships in Selangor.
Dato' Seri Azmir Merican, Group Managing Director and Chief Executive Officer of Sime Darby Property, said the expansion was made possible in part through the support of institutional investors in the company's inaugural RM1 billion Industrial Development Fund. "Upon completion of both Metrohubs, the portfolio size within E-Metro Logistics Park will exceed 4.2 million sq ft of modern warehouse space, advancing our portfolio towards high-specification, institutional-grade logistics facilities targeted for multinational tenants," Azmir Merican said.
ESR describes itself as an Asia-Pacific focused real asset owner and manager and entered the Malaysian market in 2021.
Sustainability Features and LEED Gold Certification Targeted
Both Metrohub 3 and Metrohub 4 are targeting LEED Gold certification. The facilities incorporate provisions for solar power generation, EV charging stations, LED lighting, enhanced thermal insulation, and water-efficient fittings. The companies also highlighted human-centric design elements, including staff cafeterias, drivers' lounges, and the separation of heavy and light vehicle traffic, as features intended to support employee well-being, operational efficiency, and safety.
E-Metro Logistics Park's location near Port Klang — Malaysia's busiest port — and its direct access to major expressways across the Klang Valley are central to the park's positioning as a logistics and distribution hub, the companies said.
