Soloviev Group Says 9 West 57th Street Nears Full Occupancy as CBRE-Brokered Deals Push Rents to Record Levels

NEW YORK — Soloviev Group announced Monday that its flagship office tower at 9 West 57th Street in Midtown Manhattan is nearing full occupancy, disclosing a series of recently signed leases and unveiling a newly completed 20,000-square-foot amenity floor at the property. The company said only two office spaces remain available for lease at the building.

The announcement, made June 23, follows what Soloviev Group described as a sustained period of leasing momentum at the Class A tower, including an April transaction on the 50th floor that averaged $340 per rentable square foot — a figure the company characterized as believed to be the highest office lease ever achieved in New York City commercial real estate history. That claim has not been independently verified.

Recent Lease Transactions at 9 West 57th Street

Among the newly disclosed transactions, Webster/SFI signed a 10-year lease for 5,063 rentable square feet on the 50th floor averaging $315 per rentable square foot. That deal was represented by Paul Amrich and Neil King of CBRE.

Infinedi Partners signed a 10-year lease for 7,080 rentable square feet on the 50th floor averaging $297.50 per rentable square foot, represented by Troy Elias of Cushman & Wakefield. An undisclosed existing tenant finalized a 12-year expansion lease for 21,194 rentable square feet on the 48th floor, a transaction represented by Neil King of CBRE.

Additional signed deals include:

  • Continuim LLC signed a seven-year lease for 5,154 rentable square feet on the 30th floor averaging $240 per rentable square foot, represented by Jonathan Anapol of Prime Manhattan.
  • Halle Capital Management signed a seven-year lease for 6,877 rentable square feet on the 30th floor averaging $230 per rentable square foot, represented by Michael Movshovich and Grant Potter of Cushman & Wakefield.
  • Redding Ridge Asset Management, an existing tenant, signed a 10-year lease for 8,097 rentable square feet on the 23rd floor averaging $217.50 per rentable square foot.
  • Catch Hospitality Group signed a 15-year lease for 20,688 usable square feet for a new fine dining concept in the former Cucina 8½ space.

The CBRE team of Howard Fiddle, John Maher, Greg Rothkin, Alex Leopold, and Tara Rhodes represented ownership across the transactions.

Two Spaces Remain; Asking Rents Reach $400 Per Square Foot

With the recently signed leases, Soloviev Group said only two office opportunities remain at the building: 11,155 rentable square feet on the 50th floor, marketed at $400 per rentable square foot, and 12,874 rentable square feet on the 48th floor. The company did not disclose an asking rent for the 48th-floor availability.

The lease pricing disclosed across the recent transactions — ranging from $217.50 per rentable square foot on the 23rd floor to $340 per rentable square foot on the 50th floor — reflects a spread tied to floor height, as noted in the company's announcement.

Stefan Soloviev, Chairman of Soloviev Group, commented on the building's trajectory in the announcement. "Filling 9W is something that has never been done before and has always been a moderate goal of mine because I put a lot of time into this building throughout my life," he said. "My father assembled 17 parcels and bet everything he had to build this amazing building and though our business styles clashed as did we, its somewhat satisfying that through it all we collectively made 9 West 57th Street the best building in the world."

Amenity Upgrades and Building Improvements

Alongside the leasing disclosures, Soloviev Group unveiled an image of the newly completed amenity floor at 9 West 57th Street. The 20,000-square-foot space offers Central Park views and includes modern conferencing facilities, multi-functional meeting space, a grab-and-go coffee bar, executive dining, and a hospitality area. The company said plans for modifications to the spaces are underway.

The amenity floor is part of a broader capital improvement program at the property that has also included lobby upgrades, elevator modernization, and building-system technology enhancements, according to the announcement.

Tenant Roster

Several of the recently signed transactions involved existing tenants expanding their footprints at the property. Redding Ridge Asset Management and the undisclosed 48th-floor tenant both signed new long-term leases to grow their presence at 9 West 57th Street, which Soloviev Group said demonstrates sustained tenant confidence in the building.

The building's broader tenant roster includes Apollo Global Management, CHANEL, Loews Corporation, Qatar Investment Authority, Coatue, Veritas Investments, and Standard Industries, among others. Recent additions cited by the company include HBeyond, the U.S. Soccer Federation, Hess Group, Beaconlight Capital, Platinum Equity, Mousse Partners, Davidson Kempner, Tikehau Capital, Jain Capital, PointState Capital, and Panco Operations.
