Southern Land Company (SLC), a national real estate developer of mixed-use developments and master-planned communities, has launched pre-leasing for Juliette, a 177-unit luxury apartment community at 250 Mamaroneck Avenue in downtown White Plains, New York. The development is scheduled to welcome its first residents this spring, marking SLC's third luxury rental project in New York state.

Project Overview and Unit Details

The nearly 335,000-square-foot building offers 24 pet-friendly floor plans ranging from studios to three-bedroom residences, including units with den options. Floor plans span 626 to 1,868 square feet, with monthly rents starting at $2,640. Select residences include private balconies or patios, double vanities, half-bathrooms, and built-in desks or dry bars.

Standard unit finishes include quartz countertops, LED front-lit bathroom mirrors, stainless steel appliances, custom modular closet systems, smart programmable climate control, keyless entry, and in-unit full-size stackable washers and dryers. A dedicated collection of residences on the eighth floor features 12- to 14-foot ceilings and upgraded finishes, including waterfall kitchen counters.

Amenities and Community Features

Juliette's amenity package is anchored by a pool and spa deck featuring firepits, a BBQ area with gas grills, and a lawn area with games. Additional amenities include a state-of-the-art fitness center, a clubroom with a demonstration kitchen, a co-working lounge, a pet grooming spa, EV charging stations, and garage parking. A Starbucks is planned for the ground floor.

The property is situated near two Metro-North stations, the Bee-Line bus network, major highways, and Westchester County Airport, offering commuting access to Grand Central Terminal and the New York-area airports including JFK, LaGuardia, and Newark.

Site History and SLC's Investment in White Plains

Juliette was developed on the site formerly occupied by the YMCA of Central and Northern Westchester at 250 Mamaroneck Avenue. Through a multiyear partnership beginning in 2019, SLC provided financial assistance that helped the YMCA transition from its former facility — which required costly maintenance to remain operational — to a new location at 148 Hamilton Avenue. The project is part of SLC's broader $100 million investment in downtown White Plains.

Construction on Juliette began in the summer of 2022. Design and engineering partners on the project include Noble Construction Group, DeSimone, Bala Consulting Engineers, Lessard Design, GeoStructures, Building Science Corporation, Kimley-Horn, and Faulker Design Group.

SLC's Luxury Apartment Portfolio in New York

Juliette represents SLC's third luxury apartment community in New York, following Carlow Wind Watch in Hauppauge, which opened in late 2024, and Florent in Garden City, which opened in early 2025. Both prior projects are located on Long Island.
