Southern Land Company Launches Pre-Leasing for 612 Multifamily Units Across Two Downtown Las Vegas Communities
LAS VEGAS — Southern Land Company has launched pre-leasing at two new luxury multifamily communities in Downtown Las Vegas: Bria Symphony Park, located at 255 Promenade Place in the Symphony Park neighborhood, and Gemma, at 1201 S. 3rd Street in the 18b Arts District. Together, the two communities will add more than 600 new apartments to the city's urban core, the firm announced May 22.
The pre-leasing activity marks the latest phase of Southern Land Company's ongoing real estate development activity in downtown Las Vegas, where the firm has been active since opening Auric Symphony Park in 2021. With Bria, Gemma, and the forthcoming Capella tower, Southern Land Company is on track to deliver 884 new luxury apartments in 2026, bringing its total Las Vegas portfolio to 1,208 residences across four communities.
Bria Symphony Park: 275 Units in an Award-Winning Cultural District
Bria Symphony Park is a five-story, 275-residence luxury rental community offering pet-friendly studios, one- and two-bedroom apartment homes ranging from 570 to 1,297 square feet. Total monthly rents, inclusive of mandatory fees, start at $1,953, with utilities based on usage, according to the firm.
The community was designed by GDA Architects — now part of KTGY — of Dallas, Texas. Residences feature pendant lighting, quartz countertops, stainless steel appliances, and smart home technology. Community amenities include a resort-style pool with outdoor cabanas, hot tub, and an indoor/outdoor bar; a fifth-floor amenity lounge and bar; a multilevel fitness center with yoga and stretching room; a co-working lounge and meeting suite; concierge services; a dog run and pet spa; secured parking with EV charging stations; bike storage and a tune-up shop; and resident storage available at additional cost.
Bria's location places residents adjacent to several cultural institutions within Symphony Park, a neighborhood that ULI Nevada named its 2025 Place of the Year. Nearby destinations include The Smith Center for the Performing Arts, the Cleveland Clinic Lou Ruvo Center for Brain Health, and the Discovery Children's Museum. Additional development activity in the district includes the AC Marriott Hotel, Cello Tower, and the Las Vegas Art Museum — a project developed in partnership with the LA County Museum of Art. Origin at Symphony Park, a six-acre mixed-use project, is planned to bring more than 100,000 square feet of retail, dining, and office space to the neighborhood, with Aspire Coffee House among its announced tenants.
Immediately adjacent to Bria, Southern Land Company's Capella — described by the firm as Las Vegas's first all-for-rent luxury high-rise — is on track to begin pre-leasing this summer. The 22-story tower at 277 Promenade Place will offer 272 residences ranging from studios to penthouses, with floor plans spanning 540 to 3,160 square feet, along with 16,787 square feet of ground-level retail and restaurant space.

Gemma: 337 Units Mark Southern Land Company's Entry Into the 18b Arts District
Gemma represents Southern Land Company's first multifamily community in the 18b Arts District, a neighborhood characterized by independent galleries, restaurants, boutique retail, and arts-oriented tenants. The project comprises three seven-story buildings totaling 337 luxury one- and two-bedroom apartment homes ranging from 585 to 1,254 square feet. Total monthly rents, inclusive of mandatory fees, start at $1,872, with utilities based on usage. The community is planned for a phased opening beginning in spring 2026.
Gemma's amenity package includes a resort-style pool and spa with pool lounge, a rooftop amenity deck and lounge, a two-story fitness center with an outdoor workout area, co-working space, a resident lounge and sports simulator room, a dog park and pet spa, multiple courtyards with fireplaces and outdoor grills, concierge services, and gated parking with 346 total spaces equipped with EV charging stations. The property also includes 8,500 square feet of ground-level restaurant and retail space.
The 18b Arts District's location provides residents with access to Downtown Las Vegas, the Medical District, and Symphony Park, according to the firm.
Southern Land Company's Growing Las Vegas Multifamily Portfolio
Southern Land Company describes itself as a national full-service real estate developer of master-planned, single-family, mixed-use, and multifamily communities. Its Las Vegas presence began with Auric Symphony Park, which delivered 324 luxury apartments to the Symphony Park neighborhood in 2021.
With the 2026 additions of Bria, Capella, and Gemma, the firm's Las Vegas portfolio will reach 1,208 total residences. Within Symphony Park specifically, the combined Auric, Bria, and Capella communities will offer 871 luxury apartment homes alongside nearly 30,000 square feet of ground-floor retail and restaurant space, according to the firm.
