SRS Real Estate Partners has arranged the $41 million sale of San Dimas Commerce Center, a 19-building light industrial park located at 410–490 West Arrow Highway in San Dimas, California. The seller, San Dimas BP LLC, was represented by Richard Schwartz, Executive Vice President and Senior Managing Principal, and Dave Faris, Vice President, at SRS Real Estate Partners. The buyer is an institutional investor with a national presence.

Property Details and Occupancy

San Dimas Commerce Center totals approximately 179,345 square feet spread across 10.54 acres in the San Gabriel Valley industrial submarket. The property comprises 19 individually parceled buildings, most containing fewer than 10,000 square feet each. At the time of sale, the park was 90% occupied and leased to more than 70 local and regional businesses, including several long-term occupants. The transaction price equates to approximately $229 per square foot.

The property's multi-tenant configuration and parcelized structure were central to the marketing strategy. Because each of the 19 buildings is individually parceled, the asset offers a future owner-user disposition pathway in addition to its diversified income stream — a combination that SRS said drew significant institutional interest during the competitive marketing process.

The asset's 90% occupancy at the time of sale provides the buyer with stabilized cash flow, while the parcelized nature of the site creates an embedded disposition strategy for future owner-user sales.
