SSN Hotel Management Acquires 263-Key Embassy Suites Philadelphia Airport From Ashford Hospitality Trust in JLL-Brokered Sale
PHILADELPHIA, Oct. 6, 2026 – SSN Hotel Management has acquired the 263-key Embassy Suites Philadelphia Airport from Ashford Hospitality Trust in a transaction arranged by JLL, the firm announced today. JLL's Hotels & Hospitality group represented the seller. The team was led by Director Vasilis Halakos.
The 96,500-square-foot hotel is located at 9000 Bartram Ave. in Philadelphia, just across Interstate 95 from Philadelphia International Airport. JLL Capital Markets closed the sale on behalf of Ashford Hospitality Trust.
Embassy Suites Philadelphia Airport: Property Profile
The Embassy Suites Philadelphia Airport is a six-story, upper-upscale hotel on approximately 6.11 acres. Built in 1990 and renovated in 2017, the non-union property operates under Hilton's Embassy Suites flag and is made up of 263 two-room suites with separate living and sleeping areas, wet bars, microwaves and refrigerators.
Amenities include 5,634 square feet of meeting and event space, an indoor pool, a fitness center, a business center, airport shuttle service, on-site dining venues and 254 parking spaces. The hotel was offered free and clear of management, allowing ownership to implement its preferred operating strategy while using the Hilton platform and the Hilton Honors loyalty program.
The hotel is the market leader in its competitive set, with 158% RevPAR penetration for the trailing 12 months through March 2026 and approximately 10% year-over-year RevPAR growth. Pre-pandemic occupancy reached 85%.
Location and Demand Drivers
Philadelphia International Airport is one of the nation's busiest aviation hubs and American Airlines' primary Northeast hub, and ranks as the 21st-busiest U.S. airport. The hotel has access to Interstate 95 and is within a short drive of Center City Philadelphia, the University of Pennsylvania, Lincoln Financial Field and Citizens Bank Park.
The demand base includes airport-related travel, nearby universities, professional sports venues, convention activity and corporate demand from employers such as Boeing's Ridley Park helicopter plant and the Philadelphia Navy Yard. The metropolitan area is anchored by healthcare, life sciences, professional services and advanced manufacturing employers, which support year-round lodging demand across business, group and leisure segments.
Airport investment is also underway. Philadelphia's Department of Aviation is advancing the nearly $2 billion Transform PHL modernization program covering Philadelphia International Airport and Northeast Philadelphia Airport. The program includes terminal, baggage, security, parking, accessibility, airfield and passenger-experience improvements, with more than 100 projects underway or completed. It is funded through airline revenue, federal and state grants, passenger facility charges and bonds rather than local tax dollars.
