Stonepeak Acquires 860,100-Square-Foot Rail-Served Logistics Asset in Fort Worth, Texas

Stonepeak, an alternative investment firm specializing in infrastructure and real assets, has acquired an 860,100-square-foot rail-served logistics asset in Fort Worth, Texas, the firm announced Aug. 11, 2026.

The property is located in the Alliance submarket of Dallas-Fort Worth, a logistics corridor anchored by two Class I rail lines, the BNSF Alliance intermodal terminal, and the Fort Worth Alliance cargo airport. The asset also benefits from direct access to the I-35 corridor, commonly referred to as the "NAFTA highway," which connects Mexico to Canada.

Strategic Location in a High-Growth Market

The Alliance submarket's transportation infrastructure is supported by the broader Dallas-Fort Worth metropolitan area, which has a population of approximately 9 million residents. That population base is projected to grow at three times the national average through 2031, according to Stonepeak.

Rail-served logistics assets have drawn sustained investor interest as companies seek to optimize supply chains and reduce transportation costs. Industrial and logistics real estate has remained among the more resilient segments of commercial real estate, supported by ongoing warehouse, distribution, and manufacturing demand. Capital markets activity in the sector has also increased as financing conditions have stabilized.

Stonepeak's Real Estate Investment Strategy

Stonepeak's real estate team focuses on assets that exhibit infrastructure-like characteristics, targeting sectors including supply chain, residential, healthcare, and technology real estate. The firm targets opportunities it describes as having durable cash flow profiles, embedded demand drivers, high barriers to entry, inflation protection, and mission-critical functions for the businesses and communities they serve.
