STRABAG Group Acquires Olivia Star Office Tower in Gdańsk for €150 Million in One of Poland's Largest 2026 CRE Deals

GDAŃSK, Poland — July 3, 2026 — STRABAG Group, the Austrian construction and infrastructure conglomerate, has acquired Olivia Star, a 180-meter office high-rise in Gdańsk, Poland, for approximately €150 million, according to an announcement from transaction advisor Kingstone Real Estate. The deal, structured as a share deal, ranks among the largest commercial real estate transactions on the Polish market in 2026, according to Kingstone Real Estate.
The seller and project developer is Tonsa Commercial, an international real estate investor. Kingstone Real Estate exclusively sourced the asset for STRABAG Group and provided comprehensive transaction advisory, coordinating the due diligence and transaction process and supporting negotiations on the purchaser's side.
Asset Overview: Olivia Star in Gdańsk's Oliwa District
Located at 472C Grunwaldzka Street in the Oliwa district of Gdańsk, Olivia Star rises to 180 meters across 34 floors and offers approximately 40,000 square meters of premium office space. The building is the flagship tower of the Olivia Centre complex — described by Kingstone Real Estate as the largest business hub in Poland and one of the largest in Central and Eastern Europe — which comprises a total of seven buildings. The transaction covers only the Olivia Star tower; the remaining six assets will remain under Tonsa Commercial's ownership.
Beyond its office space, the building features extensive conference facilities, five restaurants, three bars, and a publicly accessible observation deck, all operating under the Olivia Star Top concept. The property's occupancy rate stands at 98 percent. Major tenants include Nordea Bank, PwC, and Olivia Star Top.
Olivia Star is the largest office building not only in the Tricity metropolitan area — encompassing Gdańsk, Gdynia, and Sopot — but across all Polish regional cities, according to Kingstone Real Estate.
Transaction Structure and Advisory Teams
The acquisition was structured as a share deal. On the seller's side, law firms Greenberg Traurig and Pinsent Masons provided legal transaction advisory, while Tax Advisor Magdalena Zamoyska handled transactional tax advisory. The purchaser, STRABAG Group, was advised by Act Legal on legal and tax matters, Savills on technical due diligence, and Baker Tilly on financial due diligence.
Kingstone Real Estate, headquartered in Munich, served as exclusive transaction advisor and deal originator for STRABAG Group. Following the closing, Kingstone Real Estate has also been mandated to provide long-term asset management for Olivia Star, supporting STRABAG throughout the investment lifecycle.

Market Context: International Capital Targeting Polish Offices
Kingstone Real Estate cited Poland's macroeconomic performance and yield differentials relative to Western European markets as factors behind investor interest in the country's office sector.
