Summit Real Estate Group has completed Phase 1 of Wendell Commerce Center, a master-planned industrial park in Wake County just east of Raleigh, N.C., delivering three Class A multi-tenant warehouse buildings totaling 493,211 square feet. The milestone, announced Aug. 27, 2026, caps a construction timeline that began in the third quarter of 2025 and reached delivery in the second quarter of 2026.

Phase 1 Buildings and Specifications

The three rear-load warehouse buildings sit approximately 0.5 miles from the interchange of I-87 and U.S. Highway 64 (Wendell Boulevard), providing tenants direct access to Raleigh and the I-540 outer belt. Each building features 32-foot clear heights and 185-foot rear truck courts, with trailer parking options available on selected lots. The park is situated on a 190-acre site along Wendell Commerce Boulevard and Arrow Road in Wendell, N.C. 27591.

The three buildings break down as follows: Building 1A spans 100,845 square feet, Building 1B totals 132,720 square feet, and Building 1C comprises approximately 260,000 square feet. Together, the three structures account for the 493,211-square-foot Phase 1 total.

Leasing Status and Foundry Commercial's Role

Buildings 1A and 1B are fully preleased to a single tenant that first committed to all of Building 1A before subsequently leasing all of Building 1B. The two buildings together total approximately 233,565 square feet, placing Phase 1 occupancy above 47 percent at the time of delivery. Foundry Commercial continues to market Building 1C — the remaining 260,000-square-foot structure — for lease or sale.

Summit positions the park to attract manufacturing, distribution, transportation, logistics, and industrial service companies, citing the site's proximity to the I-87/US-64 interchange and the broader Raleigh metro as key drivers of tenant demand.

Master Plan and Phase 2 Construction

Wendell Commerce Center is designed for a full buildout of approximately 1.8 million square feet across multiple phases. Phase 2 is currently under construction and will add a single building of approximately 450,000 square feet, with availability projected around February 2027 based on leasing materials. That building is identified in marketing as Building 2A.

The Raleigh-Durham industrial market has seen strong leasing activity in new construction during this period, alongside rising vacancy in some submarkets and a more selective development environment — context that makes the fully preleased status of Phase 1's first two buildings a notable indicator of demand along the I-87/US-64 corridor for modern logistics facilities with contemporary clear heights and dock configurations.
