TerraCap Management Acquires 70,927 SF Boca Commerce Center in South Florida Industrial Real Estate Push

BOCA RATON, Fla. — TerraCap Management, a privately held investment firm headquartered in Naples, Florida, has completed the acquisition of Boca Commerce Center, a 70,927-square-foot multi-tenant industrial property located at 1141 S. Rogers Circle in Boca Raton, the firm announced June 8, 2026.
The transaction adds an industrial asset to TerraCap Management's Florida portfolio. The property is fully occupied and located within one of South Florida's most tightly supplied industrial submarkets. Financial terms of the acquisition were not disclosed.
Property and Submarket Overview
Constructed in 1999, Boca Commerce Center comprises 12 bays and is currently occupied by nine tenants, representing a diversified mix of industrial, service, and flex users. The property features smaller bay configurations, modern clear heights, and dock-high loading capabilities. At the time of acquisition, the asset was 100% leased.
The property is positioned within the Rogers Circle industrial submarket of Boca Raton. The location provides direct access to I-95, Florida's Turnpike, Military Trail, and key east-west corridors connecting Boca Raton, Delray Beach, Deerfield Beach, and the broader South Florida region.
Strategic Rationale and Capital Improvement Plans

TerraCap Management plans to implement a targeted capital improvement program at the property. Planned upgrades include exterior paint, façade enhancements, upgraded landscaping, modernized lighting, parking lot improvements, and new signage. The firm also intends to pursue operational efficiencies aimed at strengthening the asset's long-term positioning within the Boca Raton industrial market.

Transaction Details and Deal Team
Mark Faeth of LRM Commercial Real Estate Advisors facilitated the off-market transaction and was subsequently hired as the leasing team for the property. Foundry Commercial was hired as property manager.
