The Davis Companies and Intersect Development Group Launch 462,000-SF Industrial Joint Venture in Gastonia, North Carolina

The Davis Companies has formed a joint venture with Intersect Development Group to develop a 462,000-square-foot Class A distribution facility in Gastonia, North Carolina, the firms announced Sept. 1, 2026. The project marks The Davis Companies' entry into the Charlotte industrial market and is expected to deliver in January 2027.
The development is located at 2550 Jenkins Dairy Road in Gastonia, a site that spans approximately 67 acres just west of Charlotte along Interstate 85. The highway is a major freight corridor connecting metropolitan areas from Atlanta to Richmond, and the site sits roughly 20 minutes from Charlotte Douglas International Airport.
Project Specifications and Site Design
The facility is designed as a cross-dock distribution building with 40-foot clear height, 100 dock doors, 215 trailer parking spaces, and 328 auto parking spaces. The building will also feature an ESFR sprinkler system and a fully circulating loop road with a secured truck court. The site plan supports either a single-user or multi-tenant configuration and is divisible to approximately 164,000 square feet, giving prospective tenants flexibility in how they occupy the space.
Leasing materials list the rentable area at 463,203 square feet, a figure that reflects a slight variance from the 462,000-square-foot figure cited in the joint venture announcement, likely the result of updated measurement methodology. The building is designed to accommodate modern logistics and manufacturing users.
Davis Enters Charlotte Industrial Market

The Gastonia project represents the firm's first industrial development in the Charlotte region as it continues to expand its industrial platform in markets where transportation infrastructure, population growth, and tenant demand support long-term investment.
