The Pizzuti Companies Breaks Ground on 183,479-SF Speculative Industrial Building in Columbus, Ohio
COLUMBUS, Ohio — The Pizzuti Companies has broken ground on a 183,479-square-foot speculative industrial warehouse at 2099 Stelzer Road in Columbus, Ohio. The project, to be known as Gateway East Industrial, sits on a 12-acre site with direct access to Interstate-670 and John Glenn International Airport. KBC Advisors will provide leasing services for the development, which is expected to deliver in Q2 2027.
A Rare Infill Industrial Site Inside the I-270 Loop
Gateway East Industrial is one of only two speculative industrial sites currently available inside Columbus's Interstate-270 loop. The scarcity of developable land within that submarket has increasingly pushed large users toward build-to-suit projects in the area. The Pizzuti Companies cited FedEx, New Era Technology, America's Floor Source, and Intel's chip plant in New Albany, Ohio as examples of major build-to-suit activity that has characterized demand in the broader east-side Columbus corridor.
"Available land within the 270-loop is incredibly scarce, and we continue to witness the growing demand in our maturing market," said Joel Pizzuti, President and Chief Executive Officer of The Pizzuti Companies. "We are excited to provide industrial space in such a prime location for a variety of potential users."
Building Specifications and Tenant Flexibility
Gateway East Industrial is designed to accommodate single or multi-tenant users. The building features 36-foot clear heights, up to 20 dock doors, and 115 car parking spaces. The project also carries a 10-year, 75% tax abatement. The Pizzuti Companies is serving as general contractor. Red Architecture is providing architectural services, and American Structurepoint is handling civil engineering.
Shawn McGorry, Vice President of Development for The Pizzuti Companies, highlighted power capacity as a key differentiator for the project. "The building is equipped with plenty of dock doors, flexible bay spacing, efficient clear height, and perhaps most importantly — more immediate power capacity compared to a lot of recent speculative buildings," McGorry said. "We are seeing this become a huge differentiator for tenants in today's marketplace."
Leasing
KBC Advisors is handling leasing for Gateway East Industrial. Joe Kimener, Beau Taggart, and Cade Crawford are assigned to the project.
