The Scion Group announced June 10 that it has entered into a definitive agreement to acquire the operating platform of Student Quarters, an Atlanta-based owner and operator of purpose-built student housing, in a transaction that would further establish the firm's position as the largest owner and operator of student housing globally.

The Student Quarters portfolio includes nearly 13,000 beds across 21 markets, representing approximately $1.5 billion in student housing assets under management. Upon closing, the transaction will expand Scion's national platform to 190 communities and nearly 118,000 beds across 94 university markets.

Deal Structure and Platform Integration

The transaction encompasses the acquisition of Student Quarters' operating platform as well as an investment in the underlying real estate and associated fund structures. Key members of the Student Quarters leadership team and its Atlanta office will be retained following closing.

"This acquisition caps a historic period of growth and investment for Scion," said Rob Bronstein, Chief Executive Officer of The Scion Group. "Student Quarters' experienced team and the quality of the assets and markets in which they're located make this a natural and compelling fit."

The Scion Group described the transaction as deepening its capabilities as a vertically integrated owner and operator.

Recent Acquisition Activity

The Student Quarters deal follows a separate transaction announced May 20, 2026, in which The Scion Group and affiliates of Ares Management announced the formation of a strategic partnership to invest in off-campus student housing. That partnership's inaugural transaction was a $910 million student housing acquisition, with a stated focus on quality assets in markets characterized by strong enrollment fundamentals and limited new supply.

Sector Consolidation

The Scion Group cited broader structural trends in the student housing industry as a driver of the transaction. According to the firm, increasing complexity and competition are accelerating consolidation among scaled operators. The firm said it intends to continue pursuing strategic growth opportunities as the sector evolves.

Outlook

The Scion Group said it expects to close the Student Quarters acquisition following customary regulatory and closing processes. Financial terms of the transaction were not disclosed beyond the approximately $1.5 billion in assets under management represented by the Student Quarters portfolio.
