Tide Construction Ltd. Begins Volumetric Module Installation at 412-Unit West London PBSA Development

LONDON — Tide Construction Ltd. has installed the first volumetric modules at its Hastings Road purpose-built student accommodation development in the London Borough of Ealing, marking the transition from substructure works into the accelerated assembly phase of one of West London's larger PBSA schemes.

The development, located at 42 Hastings Road and 50–54 Drayton Green Road, West Ealing W13 8QH, will deliver 412 student beds across four buildings standing 17, 14, 5, and 3 storeys, with the tallest reaching approximately 100 metres. The scheme sits on a 145,698 sq ft gross internal area site, the former location of a Majestic Wine warehouse, and carries full planning permission granted 21 November 2024 under reference 233551FUL.

Volumetric Construction Method Drives Programme Certainty

The modules are manufactured by Vision Volumetric, Tide Construction Ltd.'s off-site sister company, in a controlled factory environment. Each unit arrives on site approximately 95% complete, with internal finishes, mechanical, electrical, and plumbing systems, and high-performance façades already installed before being craned into position.

Tide Construction Ltd. is acting as both developer and contractor on the scheme. The firm says the volumetric approach reduces on-site disruption, enhances quality assurance, and shortens the overall programme duration compared with traditional construction methods. The installation of the first modules signals the beginning of what the company describes as the rapid build phase of the project.

Vision Volumetric and Tide Construction Ltd. have previously secured the UK's first volumetric Gateway 2 approval under the Building Safety Act for a 23-storey PBSA project, a regulatory milestone that has supported the broader adoption of high-rise modular systems in the living sector.

Scheme Details: Unit Mix, Affordability, and Commercial Space

The consented scheme delivers 412 bedspaces comprising 350 standard student units, 44 accessible rooms, 14 cluster rooms, and 4 premium studios. Planning consent also secures 144 rooms — representing 35% of the total — as affordable student accommodation. The mixed-use approval includes flexible Class E commercial space fronting Hastings Road alongside improved public realm.

Planning consent for the PBSA use was resolved in April 2024, with full permission formally granted in November of that year. The scheme replaces a low-density retail and warehouse use with high-density student beds and modest commercial activation.

West London PBSA Market Context

The Hastings Road development is targeting completion in time for the 2027 academic year intake. That timeline positions the scheme to enter a market characterised by persistent undersupply of purpose-built student beds. UK PBSA occupancy runs consistently above 95% nationally, with many markets near full capacity. Nationally, an estimated 728,000 PBSA beds serve approximately 2.86 million full-time students.

Investment appetite for the sector remains strong. PBSA investment volume in the UK reached approximately £5.8 billion in 2024, and the first quarter of 2026 alone recorded £2.1 billion in PBSA investment — the strongest opening quarter in over a decade. The professionally managed PBSA market is valued at approximately £84.8 billion in 2026. Prime direct-let PBSA yields in London are running at around 4.5% net initial yield, with regional markets at 5.25–5.50%.

Tide Construction Ltd. has stated the project will support local education institutions and contribute to Ealing's wider regeneration objectives.

Outlook

With volumetric installation now underway, Tide Construction Ltd. says the Hastings Road scheme remains on schedule to welcome its first residents for the 2027 student intake. The project represents one of the more significant PBSA developments currently under construction in West London, combining high-density delivery with an off-site manufacturing model the firm has been scaling across its pipeline of living-sector assets.
