Toll Brothers and Tri Pointe Homes Acquire 445-Acre Harris County Site for 919-Home Community

HOUSTON (April 10, 2026) — Toll Brothers Inc. and Tri Pointe Homes Inc. have jointly acquired an eight-parcel, 445-acre land assemblage in Harris County, Texas, that is slated to become a residential community of 919 single-family homes in a suburb northwest of Houston. The site is located along Telge Road just north of the Grand Parkway near Tomball and is planned to feature lakes, waterways, a recreation area, and several pocket parks.
Land Advisors Organization's Houston advisory team — comprising Kirk Laguarta, Duane Heckmann, and Nate Jackson PE — represented the buyers on two of the eight parcels and six of the sellers on the remaining parcels. Brokers Jeff Lokey, Rick Bice, and Tim Martens represented the other two sellers.
Deal Structure and Parcel Breakdown
The transaction divided the 445-acre assemblage between the two homebuilders: Toll Brothers purchased three parcels totaling nearly 160.5 acres, while Tri Pointe Homes acquired five parcels totaling nearly 288 acres. Individual parcel sizes ranged from four to 113 acres.
According to Land Advisors Organization, the parcels presented drainage challenges that made individual sale and development difficult and costly. Assembling the eight parcels into a single transaction provided a more cost-efficient drainage solution and is resulting in a larger, unified community development plan.
Planned home lots will range from 45 to 80 feet wide, with 919 single-family units in total. The builders expect to break ground on the community in late 2026 or early 2027. No purchase price was disclosed.
Land Advisors Organization's Role
The deal represented a multi-year effort by Land Advisors Organization's Houston team to bring together a fragmented group of landowners. Duane Heckmann noted the complexity of the transaction in a statement.
"We have been working with several groups of area landowners wanting to sell for about four years and being able to help them find buyers who are experienced in addressing the site's drainage challenges to bring a vibrant new community to the area was very rewarding," Heckmann said.
Kirk Laguarta also underscored the significance of the assemblage structure. "This deal, with an eight-parcel assemblage, was a significant undertaking that's resulting in a big win for the community, which is in desperate need of additional housing," Laguarta said.
Land Advisors Organization, founded in 1987, is a national land brokerage firm with offices across multiple U.S. markets, including Houston, Austin, and Dallas-Fort Worth, Texas. The firm specializes in land brokerage and market advisory services for landowners and purchasers.
Builder Partnership History in Texas
The Telge Road acquisition is not the first time Toll Brothers and Tri Pointe Homes have partnered on a large-scale residential development in the Houston metro area. The two builders are currently co-developing a 911-acre community with 1,655 home sites north of Richmond, Texas, in Fort Bend County. They have also previously partnered on projects in the Spring area, near Tomball, and in Fulshear, Texas.
The Telge Road community, with groundbreaking targeted for late 2026 or early 2027, represents a significant land acquisition in the Harris County submarket.
