TPG Real Estate Partners Leads $2 Billion Acquisition of Grocery-Anchored Retail Platform ECHO Realty
PITTSBURGH, PA. — TPG Real Estate Partners Real Estate has acquired ECHO Realty, a full-service owner and operator of grocery-anchored retail real estate, in a transaction valued at approximately $2 billion, the firm announced June 5, 2026. The acquisition was completed alongside co-investors PSP Investments, La Caisse, and Norges Bank Investment Management, with ECHO's existing management team remaining in place as partners in the platform's continued growth.
Deal Overview: A Large-Scale Retail Real Estate Acquisition
Founded in 2000, ECHO Realty owns and operates approximately 230 retail centers concentrated in Midwest and Southeast U.S. markets. The portfolio is anchored by grocery and convenience tenants including Giant Eagle, Publix, Harris Teeter Supermarkets, Safeway, ACME Markets, Whole Foods Market, and Alimentation Couche-Tard (GetGo). Since inception, the platform has acquired and developed more than 16 million square feet of neighborhood and regional centers.
The $2 billion figure represents the total transaction value for the platform. Individual asset-level pricing, cap rates, and occupancy metrics were not disclosed.
ECHO's integrated capabilities span the full retail property lifecycle, encompassing acquisitions, development, leasing, and property management. The company also operates ECHO Retail, a boutique retail brokerage platform.

TPG Real Estate's Strategic Rationale
TPG Real Estate, the real estate investment arm of TPG — a global alternative asset management firm with $306 billion in assets under management — described the transaction as consistent with a long-term focus on resilient sectors. Jacob Muller, Partner at TPG, cited the firm's conviction in grocery-anchored retail.

The TPG-led investor group has indicated plans to scale ECHO across existing and new markets, advancing acquisition initiatives while strengthening leasing, property management, and brokerage capabilities.
Institutional Co-Investors Back the Transaction
Three major institutional investors joined TPG as co-investors in the transaction, each citing grocery-anchored retail's characteristics as a driver of their participation.
Simon Marc, Senior Vice President and Global Head of Private Equity and Real Estate Investments at PSP Investments, described the deal as consistent with the Canadian pension manager's approach to large-scale platform investing. "The ECHO transaction allows us to deploy capital at scale in a high-quality, established platform, backing a sector of strong conviction," Marc said. "Grocery-anchored retail, underpinned by an essential-use tenant base, is a high-conviction opportunity that fits our long-term strategy." PSP Investments manages $299.7 billion in net assets as of March 31, 2025.
Rana Ghorayeb, Executive Vice-President and Head of Real Estate at La Caisse, framed the investment in terms of portfolio resilience and diversification. "This transaction reflects our continued focus on reinvesting our capital into resilient, needs-based segments that demonstrate sustained underlying demand and stability," Ghorayeb said. La Caisse, formally known as Caisse de dépôt et placement du Québec, reported net assets of CAD 517 billion as of December 31, 2025.
Norges Bank Investment Management, which manages the Norwegian Government Pension Fund Global with assets of approximately $2.1 trillion, also participated in the transaction. The fund invests across international equity, fixed-income markets, real estate, and renewable energy infrastructure.
Advisors and Transaction Structure
Eastdil Secured and BMO Capital Markets served as financial advisors to TPG on the transaction, with Eastdil Secured also acting as debt placement agent. Kirkland & Ellis LLP served as legal counsel to TPG.
Bank of America acted as exclusive financial advisor to ECHO. Skadden, Arps, Slate, Meagher & Flom LLP served as legal counsel to the company, while Sterlington PLLC acted as legal counsel to ECHO management.
