Trammell Crow Company Breaks Ground on 94,578-SF Flex Warehouse at 7500 Standish Place in Rockville, Maryland

Trammell Crow Company has broken ground on a 94,578-square-foot flex warehouse project at 7500 Standish Place in Rockville, Maryland, the firm announced Sept. 14. The single-story development will replace a vacant office building on a 5.63-acre site and is scheduled for delivery in the fourth quarter of 2027. JLL will lease and market the completed facility.

Project Details and Development Team

The new building will feature a 32-foot clear height, a 130-foot truck court, and a modern heating and ventilation system. MGMA Architecture & Design is serving as the project architect, and McCloud Builders has been engaged as general contractor.

Trammell Crow Company acquired the property in June and was represented in that transaction by Cushman & Wakefield. The site is zoned IM-2.5 industrial mixed-use and sits within the established Metro Park and Standish Place flex cluster along the Interstate 270 corridor in Montgomery County.

The development replaces Metro Park IV, a four-story, approximately 117,941-square-foot Class B office building constructed in 1990. The surrounding Metro Park corridor already includes eight flex and warehouse buildings totaling roughly 210,023 square feet at nearby addresses along Standish Place, a cluster that is approximately 85 percent leased to 25 tenants.

Rockville Submarket and Demand Drivers

Chris Rodriguez, Principal with Trammell Crow Company, cited the site's access to major transportation corridors and a skilled labor base as central to the investment thesis.

"Rockville represents a highly attractive infill location within one of the region's most supply-constrained submarkets, with immediate access to major transportation corridors and a deep, highly skilled labor pool. That combination continues to drive strong tenant interest from a diverse mix of users who want to be closer to their customers and employees," Rodriguez said. "At the same time, we're seeing sustained demand for smaller, flexible warehouse spaces as businesses prioritize last-mile distribution, light industrial uses, and operational agility. Our project is designed to meet that need, offering modern, efficient space in a location where new industrial development opportunities are increasingly limited."

Montgomery County's industrial inventory stands at roughly 13.9 million square feet, with vacancy running around 7.0 percent — notably tighter than the broader Suburban Maryland industrial market, where overall industrial vacancy reached approximately 11.0 percent in the first quarter of 2026. That gap underscores the relative scarcity of available industrial space in the county compared with surrounding jurisdictions.

Flex vacancy across Suburban Maryland has drifted higher in recent periods, with direct vacancy in the flex segment rising from approximately 4.0 percent to roughly 6.9 to 7.8 percent year-over-year. That trend has been concentrated in older product, supporting the case for replacing mid-rise, vintage office stock with modern single-story flex and warehouse space that can accommodate contemporary tenant requirements.

The Rockville groundbreaking is consistent with TCC's broader strategy of targeting infill, supply-constrained industrial markets where land for new development is limited and demand from last-mile distribution and light industrial tenants remains active. The 7500 Standish Place project adds modern industrial inventory to a corridor where the existing flex stock dates primarily to earlier development cycles.

Project Timeline

Construction is underway with a targeted delivery in the fourth quarter of 2027. JLL is handling leasing and marketing efforts for the 94,578-square-foot facility ahead of its completion.
