Trammell Crow Company Delivers 181,000-Square-Foot Sprouts Farmers Market Campus in Phoenix

Trammell Crow Company has completed a 181,000-square-foot mixed-use development in Phoenix anchored by Sprouts Farmers Market, delivering the grocery chain's new corporate headquarters alongside a flagship store and retail space, the firm announced Aug. 24, 2026.

The project, situated on approximately eight acres within the CityNorth development near 56th Street and Loop 101 in north Phoenix, comprises a 145,000-square-foot Class A office building, a 25,000-square-foot flagship grocery store, and roughly 11,000 square feet of inline retail space. The grocery store opened to the public July 24, 2026, with the headquarters building completing and becoming ready for occupancy in August 2026.

Project Details and Amenities

The four-story headquarters building is located within the CityNorth campus at 56th Street and Loop 101 and was designed to support collaboration, innovation, and employee wellness. Amenities include a rooftop deck, fitness center, culinary kitchens, and a community garden. The campus is characterized as a build-to-suit corporate headquarters that integrates office, grocery, and complementary retail functions on a single site.

The new headquarters replaces Sprouts' previous, smaller Phoenix-area corporate offices and is specifically framed as accommodating the company's nationwide expansion and growing corporate workforce. Co-locating a flagship store with the headquarters provides direct connectivity between corporate functions and store-level operations, while also offering employees onsite grocery access and food-centric amenities.

Project Partners

The development team includes American Realty Advisors as capital partner, RSP Architects as designer, and Wespac Construction, Inc. as general contractor. Keyser represented Sprouts in the transaction, and JLL also served as a brokerage partner on the project. Construction on the headquarters building topped out in late 2025, indicating an approximately 18-month delivery cycle from early-phase announcement to full completion.

CityNorth and the North Phoenix Office Market

The Sprouts campus is located within CityNorth, a master-planned mixed-use node in the Desert Ridge corridor of north Phoenix that hosts office, hotel, apartment, and retail uses. The development reinforces CityNorth's positioning as a corporate destination along Loop 101, with the Sprouts headquarters joining at least one other Fortune 500 corporate presence in the submarket.

The delivery arrives as the broader Phoenix office market continues to work through elevated vacancy. Metro-wide office vacancy stood at approximately 23.3% in the second quarter of 2026, down from 24.0% in the first quarter, with Class A vacancy at roughly 28.1%. Despite the elevated overall vacancy rate, positive net absorption has been concentrated in Class A product, reflecting ongoing tenant preference for newer, amenity-rich space — a dynamic the Sprouts headquarters campus is positioned to reflect.

Average asking rents across the Phoenix office market were approximately $31.65 to $32.30 per square foot on a full-service gross basis as of the most recent available data.
